Who can buy a Transport Nagar plot?

Only transporters and transport-related businesses. ADA's notice says bids are not considered unless the applicant uploads a transporters' certificate from the RTO and a GST certificate for the transport business. A plot reserved for a category (OBC, for example) can be bid on only by someone in that category, with its certificate.

What does a plot cost?

The reserve is Rs 77,000 per sq m for all nine lots in September 2026, from Rs 4.30 lakh for a 5.58 sq m lot to Rs 85.84 lakh for a 111.48 sq m plot. On top of the price ADA charges a freehold fee of 12 percent of the land value, plus stamp duty and registration.

How do I pay?

EMD of 10 percent of the reserve, online, to bid. Within 30 days of the acceptance letter you pay 25 percent of the price (the EMD counts towards it). The remaining 75 percent is due in four equal quarterly instalments over one year at 11 percent a year (13 percent if late), or as a lump sum within 60 days with a 2 percent rebate. Possession comes only after full payment.

Has the price changed?

Yes. In January 2023 the same plots were offered at Rs 38,500 per sq m. From September 2023 the rate was Rs 77,000. Lots C-23 and C-27 went from Rs 29,500 (2023) to Rs 59,000 (2023-2025) to Rs 77,000 (from September 2025).

Can I bid on more than one plot?

The booklet says a bidder may bid on and buy only one property. The same booklet also lets a bidder who is not the highest on one lot move to another lot whose EMD is no more than theirs. Ask ADA how it applies these together.

What if nobody else bids?

The 2026 booklet says ADA may consider a single bid on a commercial property that has been advertised three times without a bidder. The 2022 Shastripuram Heights terms said a single bid would not be accepted. Check the terms of the round you bid in.

Is the metro near?

ISBT station, on Corridor 1, is in the ISBT area of Transport Nagar. In late August 2026 Amar Ujala reported that trains were expected to reach ISBT in September 2026; until then the line ran only from Taj East Gate to Mankameshwar.
