• Bhopal Development Authority is selling 78 properties across three of its colonies on one offer window, Rs 97.45 crore at reserve. Offers run 10 to 24 September 2026 and are opened on 25 September.
• Six separate advertisements, one product: same portal, same window, same terms. They are on one page for that reason, with the advertisement number on each row.
• 47 duplexes at Aero Residency in Aero City Phase-1, from Rs 62.89 lakh to Rs 73.41 lakh, on freehold bhumiswami rights.
• Nine more built houses at Katara Hills - seven duplexes from Rs 49.85 lakh to Rs 1.08 crore and two singlex at Rs 72.40 lakh - and three HIG duplexes at Peeplaner at Rs 53.04 lakh, those three on lease with Rs 16,855 a year of ground rent.
• Nineteen bare plots at Aero City Phase-1: thirteen commercial from Rs 1.63 crore to Rs 4.75 crore, two PSP plots of 3,650 and 1,730 sq m, and four residential plots of 135 sq m at Rs 31.19 lakh each.
• The bare plots are priced at the collector guideline rate times the area, exactly. The built houses are not - the price includes the structure - and this page says which is which instead of applying one rule to both.
• 8 of the 78 are reserved for Scheduled Caste or Scheduled Tribe applicants, and one Aero City plot is reserved for journalists.
• Registration money is ten per cent of the reserve price throughout, and everything is submitted on MPOnline's vikaspradhikaran portal.

Who can apply

• Find the property in its advertisement. BDA prints the unit number, the use, the area in square metres, the reservation category, the collector guideline rate, the reserve price, whether it is freehold or on lease, any annual ground rent and the registration money against every one of the 78. All six notices are held here in full.
• Check the reservation column before anything else. Eight of the 78 are reserved - five for Scheduled Tribe, two for Scheduled Caste and one for journalists - and a reserved property needs the certificate for that category.
• Visit the site. BDA states in every one of the six notices that the proposal should be submitted only after inspecting the property, and that it will carry out no development work on it after the sale.
• Offer on MPOnline's vikaspradhikaran portal at vikaspradhikaran.mponline.gov.in between 10 and 24 September 2026. Everything runs through that portal.
• Pay the registration money with the offer - ten per cent of that property's reserve price, the last column of the advertisement.
• Offers are opened on 25 September 2026. The terms in the allotment letter BDA issues on acceptance are what bind from then on.

Advertisement 633: fifteen Aero City plotsThirteen commercial plots and two PSP plots, each with its sector, area, reservation category, the 2026-27 collector guideline rate per square metre, the reserve price, freehold status and ten per cent registration money. Two plots are reserved, one Scheduled Caste and one Scheduled Tribe. Every price on this sheet is the published rate times the published area, to the rupee.
