No. As at 2026-09-20 GDA has no plot registration and no plot e-auction open. The last plot registration round, Rapti Nagar Vistar Township and Sports City HIG plots, closed on 26-08-2026 and was drawn on 10-09-2026. The last vacant-plot price list, covering Vikas Nagar, Vikas Nagar Vistar, Rapti Nagar Vistar and Rapti Nagar Phase-4, was for a registration window of 19-10-2025 to 19-11-2025. The only things open are flat registrations.

Registration money is 9,61,760.00 (general) or 4,80,880.00 (reserved) for the 3BHK and 11,36,894.00 or 5,68,447.00 for the 4BHK, plus a 500 rupee booklet including GST. There are 19 HIG 3BHK and 59 Super HIG 4BHK properties.

GDA does not publish it. The Kushmi Enclave notice gives the categories, the registration dates and nothing else: no unit count, no area, no price, no registration money, no lottery date. It says the details are on www.gdagkp.in, but no Kushmi Enclave price sheet is linked from any page on that site. Not published is the honest answer here.

For Greenwood: 25 per cent as the allotment amount, then five instalments of 10 per cent each at 6 months, 1 year, 1.5 years, 2 years and 2.5 years from the date of the allotment letter, then the balance at possession, 15 per cent if you are general category and 20 per cent if you are reserved. For property from the vacant-stock list the ladder is different: 25 per cent at allotment, then 65 per cent (general) or 70 per cent (reserved) as monthly instalments over 5 years carrying 10 per cent interest.

No. GDA's own Costing page says the figure on the allotment letter for a house is an estimated price, and that the actual cost is worked out later from the actual construction expenditure, interest for half the construction duration, consultancy, overhead and the cost of land. On top of the price a plot can carry 10 per cent location charges on an 18 metre or wider road, 10 per cent corner charges, 5 per cent park facing, capped together at 20 per cent. At registry you also pay freehold charges of 12 per cent of land value, water and sewage charges of 1,000 rupees for EWS/site-service or 3,000 for others, 500 rupees miscellaneous, and stamp paper worth 10 per cent of the amount deposited against the property.

GDA says it does the registry freehold, and charges 12 per cent of the land cost as the freehold charge. Older leasehold plots exist: converting one attracts a levy charge at 2 per cent calculated from 1 May 1998 to the date of application, on top of the freehold charge.

Before the lottery, the registration amount is refunded in full without interest. After allotment, 20 per cent of the registration amount is deducted. If you ask before allotment and GDA has held the money more than a year, the refund carries simple annual interest of 4 per cent, with the deposit and refund months not counted.

GIDA, the Gorakhpur Industrial Development Authority, is a separate industrial authority next to the city; GDA's own master plan says large industry was moved out of the city into GIDA by government policy. Nagar Nigam Gorakhpur is the municipal corporation and handles property tax, water, sanitation and birth and death records; GDA hands its finished colonies to it, and its Projects of GDA page names 15 schemes already transferred. UP Awas Evam Vikas Parishad is a separate statewide housing board with its own registrations. The 'upavp-auction' in GDA's e-auction URL is a platform name, not UPAVP selling the property.

On two procure247 portals. gdagkp.procure247.com/upavp-auction is the working one; gdagorakhpur.procure247.com, linked for Rapti Nagar Sports City commercial property, has only a test auction on it. Neither has a live auction as at 2026-09-20. What the closed list shows GDA auctioning is mostly small and short: park kiosks at Ambedkar Park, Govind Vallabh Pant Park and Paidleganj, boat platforms on Naya Savera at Ramgarh Tal, the GDA canteen, and three building demolition lots. For the hospital and hotel plots GDA publishes a flat rate: 37,930.00 rupees per square metre for all 42 hospital plots, from H-2a down to H-6o, sizes 512.00 to 3,721.19 sq m, and 75,860.00 rupees per square metre for the one hotel plot C-6 of 3,269.56 sq m. Registration money is 10 per cent of the base price for general and 5 per cent for reserved. GDA does not publish a residential plot price or plot count for Khorabar.

GDA is the Gorakhpur Development Authority, in Hindi गोरखपुर विकास प्राधिकरण, the urban development authority for Gorakhpur and its influence area. GIDA is the Gorakhpur Industrial Development Authority, a separate body that plans and allots industrial land under the UP Industrial Area Development Act 1976. Section 17 of that Act takes an area out of the urban master plan once it is declared an industrial development area, so GIDA land is GIDA's to allot, not GDA's.
