Some schemes are first come first served, some are e-auctions decided on the highest bid, and oversubscribed housing registrations have historically gone to a lucky draw. Which one applies changes the deadline that matters and whether your money comes back, so it has to be checked scheme by scheme.

It depends on the scheme. DDA has charged a flat ₹2,500 and ₹2,360 on some, and on others a fee that varies with plot size. The fee is separate from the EMD or booking amount, and each scheme page carries the figure as DDA published it.

In its Premium Housing Scheme 2026 e-auction DDA set reserve prices of about ₹19.15 lakh to ₹1.24 crore for LIG flats, ₹53.22 lakh to ₹1.46 crore for MIG, ₹2.15 crore for HIG and ₹18.80 lakh for a Janta flat, with scooter garages from ₹3.17 lakh. The draw schemes publish their own price per flat in DDA's brochure, and no figure here comes from anywhere but DDA.

DDA has historically allotted flats on a leasehold basis, with conversion to freehold a separate application made after allotment. The schemes on record here are stated as freehold in DDA's own documents, so tenure is a thing to read in the brochure for the specific scheme rather than assume from the authority. Booking money under a first come first served scheme has been stated as non-refundable, unlike the fully refundable registration money used in the older lucky draw schemes. Two DDA schemes running at once can use different allotment methods, which makes the registration deadline and the allotment date easy to confuse.
