Before you book

From DDA's own document, linked under Documents. SarkariProperty does not rank schemes and publishes no view on whether one is a good buy - the terms are the argument.

  • DDA is selling 3,656 newly built flats at Narela to serving and retired government servants, at a flat 25 per cent discount, first come first served. 1,168 in Pocket-9, 936 in Pocket-6 and 1,552 in Pocket-13, all in Sector A1-A4.
  • Nobody else can buy. The scheme is reserved for employees of the Central Government, state governments, PSUs, public sector banks, local bodies, autonomous bodies and universities, serving or retired.
  • After the discount, a 1-BHK is Rs 33.51 lakh to Rs 33.97 lakh, a 2-BHK Rs 75.55 lakh to Rs 83.92 lakh and a 3-BHK Rs 106.45 lakh to Rs 119.61 lakh, on plinth areas of about 61, 127 to 141 and 164 to 184 sq m.
  • The price is not the cost. Maintenance, conversion and water connection charges come separately with the allotment letter, plus a corpus fund of Rs 75,000 for a 1-BHK, Rs 1.5 lakh for a 2-BHK and Rs 2.5 lakh for a 3-BHK, and twelve months of maintenance upfront - about Rs 11,900, Rs 33,000 and Rs 55,000.
  • Car parking is not included and is allotted separately, monthly, on application, to 2-BHK and 3-BHK allottees only, from 16 September 2026.
  • Booking closes 30 September 2026 as things stand. It has already been extended from 31 May and from 30 June, each time by a circular rather than on a scheme page.
  • These counts are what DDA offered, not what is left. Its own advertisement of 14 May 2026 says the 1-BHK in Pockets 6 and 9 was completely sold out, with a few 2-BHK and 3-BHK remaining. Live availability is on DDA's Awaas portal.
  • The flats are freehold, newly constructed and ready to move in, facing the urban forest at Narela, with parking, a community centre and, DDA says, metro connectivity coming.

Who can apply

  • Confirm you are eligible: the scheme is only for serving and retired employees of the Central Government, state governments, PSUs, public sector banks, local bodies, autonomous bodies and universities.
  • Register on DDA's Awaas portal at eservices.dda.org.in. If you are already registered in any other first-come-first-served scheme of DDA's housing department, that registration works here too.
  • Look at what is actually left before you plan around a category. DDA's own advertisement says the 1-BHK in Pockets 6 and 9 sold out; the portal shows live availability and this page does not.
  • Inspect the flats. DDA keeps sample flats open for visits at Narela and publishes office contacts for a physical inspection in the Pocket-13 circular.
  • Book on the portal. Allotment is first come, first served, subject to availability, and the booking amount is the one set in the scheme brochure there.
  • Budget for what comes after the price: maintenance, conversion and water connection charges with the Demand-cum-Allotment Letter, a corpus fund of Rs 75,000 to Rs 2.5 lakh by category, and twelve months of maintenance upfront.
  • Apply separately for car parking if you take a 2-BHK or 3-BHK. Applications go to DD Coordination (Housing), Room 215, Vikas Sadan, INA, with the allotment letter, possession letter and ID proof.

Eligibility is DDA's to decide, on the documents you upload to its portal. SarkariProperty transcribes the rule and checks nothing on your behalf.
