Before you book

- KDA calls every price estimated. The booklet says the final price may rise on final costing, and that the area may change on execution, with the allottee bound to accept and pay.
- The price is not what the flat costs. On top of it: a 12% freehold charge, GST, a 2% corpus fund, a parking fee, maintenance, and stamp duty and registration. KDA publishes no combined figure.
- The freehold charge is 12% of the allotment value in one clause and 12% of the land value in another. On a flat, those are very different sums.
- Surrender, or a breach of terms: the registration money is forfeited and the rest refunded without interest.
- If you chose your own flat and then ask for a refund, the whole registration amount is forfeited.
- Missing a quarter of the price, or three instalments in a row: the Vice Chairman may cancel the allotment and forfeit the registration money.
- How a flat is allotted is not settled in KDA's own documents: the booklet gives it to the earliest depositor, the 2022 advert said lottery. Ask KDA which applies before paying.
- The counts are KDA's 'Number of flats available' on 20 September 2026. KDA does not publish how many have been booked since, or when the table was last updated.
- KDA's flat-by-flat lists are from December 2022. A flat number in them may since have been allotted; the table's count is later, and even it carries no date.
- KDA publishes no possession date, no construction year and no RERA number for most of these blocks. KDA's 2022 advert prints UPRERAPRJ4888 beneath its Ganga, Mandakini and Yamuna tables and UPRERAPRJ10831 beneath Ramganga Enclave Type-2; no other was found.
Notes on this scheme from KDA Kanpur's documents
- KDA's Flat Details table lists 19 rows adding to 7,254 flats available. Each row here is one of KDA's, with the number of flats behind it.
- The price is fixed, not bid, and on most rows it depends on the floor. The Floor column shows KDA's floor prices; the price column shows the lowest and highest.
- KDA also links fifteen flat-by-flat vacancy lists, one per block and size, naming each flat's block, number and floor. All fifteen were exported on 21 December 2022, and their counts differ from the current table on twelve of them - Signature Greens 2BHK lists 101 flats where the table now says 29. Each row here links its own list and gives both numbers; the table's count is the one used.
- KDA's table carries columns for facilities, location, a site contact and a photograph, and all four are empty on every row.
- The terms - eligibility, payment plan, freehold charge, forfeiture - come from KDA's flat registration booklet, linked from the same page. It carries no printed date; its PDF was created on 11 June 2021.
- The booklet says a flat can be applied for 'until flats are available', that the applicant names the flat wanted, and that when two ask for the same flat on the same day the earlier depositor gets it. KDA's April 2022 advert for the Sulabh Awas blocks said allotment by lottery. KDA has not published which applies now.
- The booklet also covers KDA Residency in Kidwai Nagar, which is no longer in KDA's table and is not listed here.
- Signature Greens is dearer in the table than in the booklet: Rs 59.51 lakh against Rs 49.70 lakh for the 2BHK, and Rs 74.18 lakh against Rs 61.96 lakh for the 3BHK. The table is current.
- KDA's table calls Aman Enclave Shatabdi Nagar Phase-1; the booklet calls it Phase-2.
- KDA's Hindi Flat Details page returned 'not found' on 20 September 2026.

Who can apply
- Indian citizen, 18 or over on the last date of application.
- Neither you, your spouse nor your dependent children may own a plot or house in a colony built by a development authority, housing board, improvement trust, local body or cooperative in the NCR, or more than one in any other UP city (clause 3.3).
- No income limit: the booklet gives income code 01 and no ceiling.
- Already registered in another KDA scheme and not allotted? You may still apply, by paying the registration amount for this one.
- Residence certificate, caste certificate and ID proof go in with the application.

The steps
- Buy the registration booklet - Rs 1,050 including GST, sold at HDFC Bank branches in Kanpur according to the booklet and KDA's 2022 advert.
- Fill in the application naming the flat you want, and pay the registration amount for that row by draft.
- If two people ask for the same flat on the same day, the booklet gives it to the earlier depositor. A second tower is opened only after half of the first is allotted.
- Pay 15% within a month of the allotment letter, then the balance in quarterly instalments or at once.
- Execute and register the deed at your own cost before possession.

The remaining 75% is paid one of two ways.
- 5% discount on 90% of the price if the whole balance is paid within 90 days of the allotment letter.
