• YEIDA calls this one the allotment of senior secondary school plots, scheme YEA/INST 2026-2027/02. Ten of them, along the Yamuna Expressway, in Sectors 17, 18, 20 and 22E, running from 8,000 sq m to 14,100 sq m, with reserved prices from Rs 14.22 crore to Rs 23.41 crore and Rs 163.69 crore across the ten.
• Applications opened 16 September 2026 and close 16 October at 5:00 PM. Qualified and disqualified bidders are published on 16 November, and the e-auction is on 20 November from 11:00 AM to 2:00 PM.
• This scheme is for school operators, not investors. Three consecutive years running a senior or higher secondary school affiliated to CBSE, a state board, ICSE or the IB, valid now and for two more years, is a condition of bidding at all. A consortium is not allowed.
• The financial gate scales with the plot, from Rs 5.69 crore of net worth and Rs 28.44 crore of turnover on an 8,000 sq m plot to Rs 9.37 crore and Rs 46.83 crore on the 14,100 sq m one, each certified by a statutory auditor.
• The costs before you can bid: Rs 25,000 plus GST in processing fee, never returned, and a registration amount of ten per cent of the reserved price - Rs 1.42 crore on the smallest plot, Rs 2.34 crore on the largest.
• The money after the hammer: 40 per cent of the premium less the registration amount within 60 days of the allotment letter, or the whole premium within 90 days. The remaining 60 per cent runs in four equal half-yearly instalments at 10 per cent a year.
• The plots are leased for 90 years, with annual lease rent at 2.5 per cent of the premium or a one-time 27.5 per cent instead, and there is a building clock: a first-phase completion certificate within three years of the lease deed and the whole project within five, or six on the largest plots.

Who can apply

• Download the brochure-cum-application form from www.yamunaexpresswayauthority.com. The application is submitted online; there is no offline route.
• Pay the Rs 25,000 processing fee plus GST online through YEIDA's portal, or by RTGS or NEFT against a challan generated there, on or before 16 October 2026. It is not refundable and is not adjusted against the price.
• Pay the registration amount - ten per cent of the plot's reserved price - online through YEIDA's portal. Declare in advance which plot number you are bidding for: plots of different sizes carry different amounts and several may be auctioned on the same day.
• File the financial papers YEIDA asks for: a net worth statement certified by your statutory auditor, a solvency certificate no more than six months old from a nationalised or scheduled bank, and audited turnover for the last three financial years. An applicant who does not clear all three thresholds for the plot size is not allowed to bid.
• Applications close 16 October 2026 at 5:00 PM. YEIDA publishes the names of qualified and disqualified bidders on 16 November 2026 at 5:00 PM.
• Qualified bidders register on the e-auction portal for a user ID and password, through the link on YEIDA's website.
• Prove the school. YEIDA asks for evidence of three consecutive years running a senior or higher secondary school affiliated to CBSE, a state board, ICSE or the IB, valid now and for two more years from the closing date.
• The e-auction is held on 20 November 2026 from 11:00 AM to 2:00 PM, with bid increments set per plot, from Rs 7,11,000 on the 8,000 sq m plots to Rs 11,70,635 on the 14,100 sq m one.
