Ayodhya Development Authority (ADA Ayodhya): Vashisht Kunj plots, shop auctions and every scheme on record

ADA Ayodhya has charged a registration or processing fee of ₹600 and ₹1,000 on the schemes listed here. The fee is separate from the EMD or booking amount, and each scheme page carries the figure as ADA Ayodhya published it.

On the schemes here ADA Ayodhya states the deposit as: 10% of the plot value online with the application, 5% for reserved categories. ADA publishes no value; Registration money printed against each row, about 10% of the estimated value; Rs 4.65 crore, as ADA prints it; Rs 1.19 crore, as ADA prints it.

The development authority for Ayodhya and Faizabad, under the UP Urban Planning and Development Act, 1973. The state set up the Ayodhya-Faizabad Development Authority on 2 November 1985; it was dissolved into the Ayodhya Special Area Development Authority in February 1988 and re-formed on 26 February 1996, and its name became Ayodhya Development Authority by notification of 10 December 2018. Its development area covers Faizabad, Ayodhya and 67 gram sabhas around them. It plans and approves building there and develops and sells its own schemes.

ADA's residential plot scheme on the Lucknow-Ayodhya road (NH-27): 919 plots in Phase-1, from 36 sq m (EWS) to 200 sq m (HIG-II), allotted by draw of lots, UP RERA UPRERAPRJ207195/11/2024. ADA's booklet puts it 20 km from the Ram Janmabhoomi temple and 12 km from Maharishi Valmiki airport and Ayodhya Cant station. The booklet prints no price: its rate, value and registration-money columns are empty.

No. The fourth stage of Phase-1 closed on 21 September 2026, after ADA extended it from 14 September (the banner on its portal, read 22-09-2026). ADA has published no count of plots and no draw date for that stage. The first lottery was on 6 and 7 March 2025 (543 names on ADA's list of allottees) and the second stage (dwitiya charan) was drawn on 6 January 2026 among 156 eligible applicants.

ADA has not published it. Its booklet has columns for the rate per sq m, the estimated value, the sale value with the freehold charge and the registration money, and all four are printed empty; it says values are provisional and set at the rate current on the date of allotment. It does fix the rest: a 10 per cent security deposit (5 per cent reserved), a Rs 600 registration fee, the 12 per cent freehold charge included in the price, maintenance of Re 1 per sq ft a month for 36 months plus GST, 2 per cent to a corpus fund at registry, and corner, park-facing and wide-road premiums of 10, 5 and 10 per cent.

Vashisht Kunj applications and applicant logins are on vashishtkunj.ayodhyada.in/login; after a closing date only applicants who have paid can log in. ADA's EMD Management System at emdada.ayodhyada.in is a separate login by OTP. Registration for ADA's other properties is through the state's janhit.upda.in portal, and allottees check dues on pms.adaayodhya.com.

Nothing is open on ADA's pages read on 22-09-2026. Its New Schemes page lists Shri Ram Tower, the Pradhan Mantri Awas Yojana (affordable) and the Mukhyamantri Awas Yojana at Chakratirth, all as Registration Closed. Its most recent auction list, shops and plots at Kaushalpuri, Vaibhav Complex, Guptar Ghat and Lydgate, closed on 15 April 2025, with the auction on 19 April 2025. On 16 December 2024 ADA told the state's Awas Bandhu that it had no properties available for allotment.

ADA's list of 2017 names five illegal colonies regularised: Togpur, Bande Ali ki Chhawni, Chak Gaura Patti, Professor Colony and behind Raiganj police chowki. It names eight private colonies with layouts approved by ADA: Shakti Nagar Devkali, Padampuri Khurdabad, Narayandas Nagar, Badhai ka Purwa (Ramphal Colony), JP Puram Khojanpur, Jafa Civil Lines, State Bank Colony and Manuchan Colony Ramna. It also publishes the layouts it has approved through the state's online system since 2023, among them The Sarayu phases at Tihura Manjha and Shree Ram Rajyam at Haripur Jalalabad.

ADA's list (prepared for a 2012 High Court writ) identifies 17 unauthorised colonies, five of which its board decided on 19 May 2012 to regularise. The other twelve include Shiv Nagar Pahadganj, Bank Colony Khojanpur, Bhagauti Nagar Khojanpur, Gulab Nagar and Durgapuri Colony at Janaura, Shakti Nagar Devkali, Manas Nagar Usaru, Sharadapuram, Aditya Nagar, Krishna Vihar, Jogitara Janaura and Lavkush Nagar. The list is old; ADA has published no later one.

Its site lists 17 residential schemes, among them Rohini (Khurdabad), Ashwinipuram, Anjanipur, Vaidehi Nagar, Neel Vihar, Awadh Vihar, Saryu Vihar, Kaushalpuri Phase-1 and Phase-2, Bhaurao Devras, Manas Nagar, Koshlesh Kunj, Urmila Nagar and Rajghat; and ten commercial ones, among them Lydgate, Kaushalpuri, Neel Vihar, Transport Nagar, Bandha Tiraha, Kachcha Ghat, Saryu Pul and Koshlesh Kunj. ADA's auction lists since 2022 have offered shops and plots in Kaushalpuri, Awadh Vihar, Saketpuri, Saryu Vihar, Vaibhav Complex, Guptar Ghat and Lydgate.

The Commissioner of Ayodhya Division is its chairman. By ADA's staff page (read 22-09-2026) its vice chairman is Anuraj Jain (IAS) and its secretary Rajesh Kumar Mishra. ADA says 43 of its 55 sanctioned posts are filled.
