What ADA's own documents say, read 24 October 2026

  • 11 plots by e-auction: CF (Hotel) 01 to 03, Commercial 01 to 04, group housing GH-3, an inter college, a primary school and a nursery school plot. Hotel, commercial and group housing plots start at ₹71,104 per sq m.
  • The reserve price already includes the plot's location charge of 5% to 10% (booklet table; 20.1). Bidding starts at the total value shown for each plot.
  • Registration 20 October to 21 November 2026 (3). On procure247 the EMD window runs to 5 pm on 21 November and bidding from 11 am on 27 November to 11:30 am on 28 November 2026, with unlimited automatic extension.
  • Document fee ₹2,360 with GST, not refundable, and EMD 10% of the total value, for each plot separately (4.2, 4.9).
  • Within 30 days of the acceptance letter a net 25%, with the EMD adjusted. The balance in a lump sum within 90 days, or 6 half-yearly instalments over three years at 13% (5.8). Late payment carries 16% compound interest, half-yearly (5.8).
  • Freehold, with a 12% freehold charge, water and sewer charges, stamp duty and registry costs on top (5.7, 6, 14). 1% TDS to ADA's PAN on plots of ₹50 lakh or more (5.5).
  • Surrender before the allotment money is due costs 20% of the EMD (5.3); a cancellation for default forfeits it (5.4). A cancelled non-residential allotment is never revived (5.10).
  • A plot offered for the first time needs at least 3 bidders (20.2). Bids cannot be lowered or withdrawn (4.6).
  • Educational plots go only to societies, cooperatives or trusts set up for education; the school must be built and running within 5 years (3, 8).
