PSIEC (Punjab Small Industries and Export Corporation): the plots in its focal points, and what it says is vacant
PSIEC has advertised no e-auction round since the one that closed on 25 February 2026, so there is nothing to apply for and no scheme page to build. What it does publish is its land bank - 110 entries across 26 focal points, naming 1,405 plots and sites it says are vacant - and a current reserve price for 53 focal points, dated 8 July 2026. Both are on this page as a register, because a vacant plot waiting for the next auction is worth knowing about and is not an open offer. The day PSIEC advertises its next round, that round becomes a scheme page here with the plots it puts up.
PSIEC is Punjab's industrial land agency and HSIIDC is Haryana's. The two sell the same thing on either side of Chandigarh, and this site carries both, so the one you want is the one whose state the plot is in. HSIIDC (Haryana).

What PSIEC has put up for auction
PSIEC has advertised no e-auction round since the one that closed on 25 February 2026, so there is nothing to apply for and no scheme page to build. What it does publish is its land bank - 110 entries across 26 focal points, naming 1,405 plots and sites it says are vacant - and a current reserve price for 53 focal points, dated 8 July 2026. Both are on this page as a register, because a vacant plot waiting for the next auction is worth knowing about and is not an open offer. The day PSIEC advertises its next round, that round becomes a scheme page here with the plots it puts up.
PSIEC's land bank: what it says is still vacant
PSIEC publishes a land bank of 110 entries across 26 industrial focal points, naming 1,405 plots and sites it says are vacant - 593 industrial, 754 residential and 58 commercial. None of it can be applied for today. PSIEC allots by e-auction, under the policy the Punjab Council of Ministers notified on 2 January 2026, and its last advertised round ran 05.02.2026 to 25.02.2026. A vacant plot here is stock waiting for the next round, not an open offer, and this page carries the round as a scheme the day PSIEC advertises one.
Every focal point town, and what PSIEC publishes for it
In Punjab the industrial address is the focal point and the focal point is named after its town, so this index is by town: focal point Ludhiana, focal point Jalandhar, focal point Patiala, focal point Amritsar and the rest. PSIEC's own pages never print it that way - its reserve-price order says "IFP, Ludhiana Phase-V" and its land bank says "Ludhiana Phase V" - so the Ludhiana focal point, the Jalandhar focal point and the Patiala focal point are set out here under both names, with PSIEC's own figures against each.

A town with a rate and no vacant count has focal points in PSIEC's reserve-price order and no entry in its land bank; a town with a vacant count and no rate is the other way round. Neither gap is filled in here. Two spellings worth knowing: PSIEC's order writes Mohali as "SAS Nagar (Mohali)" and its phases as IFP SAS Nagar Phase-VIII A&B and Phase-IX, which are signposted on the ground, and searched for, as the industrial area Phase 8 Mohali and the industrial area Phase 9 Mohali in Sahibzada Ajit Singh Nagar; and the Wazirabad industrial area is PSIEC's IFP, Wazirabad in Fatehgarh Sahib district, not the Wazirabad across the border. A PSIEC auction covers whichever of these PSIEC puts into the round.

What PSIEC says an industrial plot costs, focal point by focal point
PSIEC's own office order of 8 July 2026 sets a current reserve price for 53 focal points and growth centres. The column is headed "Revised Reserve Price of Industrial Plots", so these are industrial rates and are not applied to a residential or commercial row above. A reserve price is the floor a bid starts from, not a price anyone paid.

How a PSIEC e-auction works
- Eligibility fee. 2 per cent of the total reserve price, paid online in advance, refundable for unsuccessful bidders and adjustable for the successful one. A bidder may be the highest bidder for only one plot in an event.
- Earnest money. 10 per cent of the total bid after adjusting the eligibility fee, plus 2 per cent cancer cess, within five working days of bid acceptance.
- Paying for it. 15 per cent of the bid within 30 days of the allotment letter, then 75 per cent over five years in ten half-yearly instalments with interest, or in a lump sum within 60 days with a 10 per cent rebate.
- A single bid. A single bid puts the plot to re-auction. If the same bidder bids alone again, the single bid is accepted for allotment.
- Bidding. Minimum step-up 0.5 per cent of the reserve price; a bid in the last ten minutes extends the auction by ten minutes.
PSIEC's own e-auction page counts 29 auctions and 563 highest bidders to date. Its last advertised round is the one named above; PSIEC has published no result for it and no fresh round, so neither is stated here as having happened.
Read from PSIEC's own land bank, its e-auction page, its reserve-price office order of 8 July 2026 and the notified e-auction policy of 2 January 2026, all on 2026-10-03. PSIEC leaves the total and allotted columns blank on several rows while still printing a vacant count; those cells are blank here too.
About PSIEC
| Full name | Punjab Small Industries and Export Corporation |
|---|---|
| State | Punjab |
| Authority type | State Industrial Development Corporation |

| Where you register | https://psiec.punjab.gov.in/ems/ |
The Punjab Small Industries and Export Corporation was set up in 1962 to help people start small industrial units in Punjab. It develops and runs the state's Industrial Focal Points - estates of 50 to 500 acres at towns and cities across Punjab - and allots the plots and sheds in them. It also runs the Estate Management System, where an existing allottee pays dues and applies for post-allotment services, and Phulkari, the state handicraft emporium brand that has nothing to do with property.
How PSIEC allots
By e-auction, under the policy the Punjab Council of Ministers approved on 20 December 2025 and the Department of Industries and Commerce notified on 2 January 2026. Every available and unsold plot that has not been auctioned twice in the current or preceding financial year goes to auction at the Current Reserve Price PSIEC fixes internally; a property unsold in two auctions after an independent valuation has its reserve price cut by 10 per cent, and then by a further 5 per cent. Bidding runs on psiec.enivida.com. A bidder pays a refundable eligibility fee of 2 per cent of the reserve price to take part and may be the highest bidder for only one plot in an event.
Rounds, not a standing counter. PSIEC advertises an e-auction event covering many focal points at once, runs it over roughly three weeks on its own portal, and opens the next one later. Its e-auction page counts 29 auctions and 563 highest bidders to date. The last round it has advertised ran 5 February to 25 February 2026.
PSIEC office Chandigarh: the address, the phone number and the e-auction help desk
Researched from the authority's own pages, not transcribed from a scheme document. An office holder changes without notice and a page can be out of date the day after it is read, which is why each row says when it was read. Verify before you travel.

What buyers get wrong with PSIEC
- A plot in PSIEC's land bank is vacant stock, not an open offer. PSIEC allots by e-auction and it has advertised no round since the one that closed on 25 February 2026, so nothing on this page can be applied for today.
- PSIEC has published no result for that February round - no successful bidder, no list, no withdrawal - and none is stated here.
- PSIEC leaves the total and allotted columns blank on several of its own land-bank rows while still printing a vacant count. Those cells are left blank here rather than filled with a zero.
- Two of PSIEC's land-bank rows do not add up on its own figures: Malout prints 46 on record against 37 allotted and 7 vacant, and Pathankot prints 120 against 97 and 15. Both are carried as PSIEC prints them.
- A Current Reserve Price is the floor a bid starts from. It is not a price anyone paid, and PSIEC publishes no sale price for any plot after its 2019 list.
- The reserve prices in the 8 July 2026 office order are headed 'Industrial Plots'. They are not applied to a residential or commercial row.
- psiec.punjab.gov.in ranks for cricket fixtures, offline games and login pages far above anything about land, because it is a thin government subdomain. None of that is property and none of it is on this page.
Questions people ask about PSIEC
How does PSIEC allot plots and flats?
How is a PSIEC allotment paid for?
Eligibility fee 2 per cent of the total reserve price, paid online in advance, refundable for an unsuccessful bidder and adjustable for the successful one. Earnest money 10 per cent of the total bid after adjusting that fee, plus 2 per cent cancer cess, within five working days of bid acceptance. Then 15 per cent of the bid within 30 days of the allotment letter, and the remaining 75 per cent over five years in ten half-yearly instalments with interest, or in a lump sum within 60 days with a 10 per cent rebate.
Can I buy a PSIEC plot right now?
No. PSIEC allots by e-auction and it has advertised no round since the one that closed on 25 February 2026. Its land bank says 1,405 plots and sites are vacant, and those go to auction when PSIEC opens the next round.
What does PSIEC stand for?
Punjab Small Industries & Export Corporation Limited, a Punjab government undertaking set up in 1962 and run from Udyog Bhawan, Sector 17A, Chandigarh. Its own site writes the name with an ampersand; the full form is the same either way.
What is a Current Reserve Price?
The floor a bid starts from, fixed by PSIEC itself. Its office order of 8 July 2026 sets one for each of 53 focal points and growth centres, from ₹1,500 per square yard at Sri Muktsar Sahib to ₹49,000 at the Mohali phases. It is not a price anyone paid.
What does it cost to take part in a PSIEC e-auction?
A refundable eligibility fee of 2 per cent of the plot's total reserve price, paid online before bidding. The successful bidder then pays 10 per cent of the bid as earnest money plus 2 per cent cancer cess within five working days, 15 per cent within 30 days of the allotment letter, and the remaining 75 per cent over five years or in a lump sum within 60 days with a 10 per cent rebate.
What happens if only one person bids?
The plot goes to re-auction. If the same bidder bids alone a second time, PSIEC accepts the single bid for allotment.
Are PSIEC plots freehold?
Industrial plots and sheds are allotted on lease hold. Commercial sites have been auctioned free hold in earlier rounds.
Is a focal point the same as an industrial area?
An Industrial Focal Point is PSIEC's own estate, between about 50 and 500 acres, with its own layout plan and plot numbering. Punjab also has industrial areas run by other bodies, and a plot in one of those is not PSIEC's.
Is there a PSIEC new scheme or PSIEC housing scheme 2026?
Not at the moment; PSIEC has not advertised any scheme. A Punjab Small Industries and Export Corporation new scheme is listed here the day PSIEC publishes it, with its document.
Where is PSIEC login and PSIEC online registration?
PSIEC login, registration and payment are on PSIEC's own portals: psiec.punjab.gov.in/ems for registration and login, and psiec.enivida.com for e-auctions. Each open scheme's own portal is listed above under "Where you register and bid". This site never takes a registration or a payment.
Can I apply for a PSIEC scheme on this site?
No. Registration, payment and bidding all happen on PSIEC's own portal at https://psiec.punjab.gov.in/ems/. This page exists so a scheme is found before its deadline, and every figure links back to the document it came from.
