Document GNIDA sets the e-auction of its 89 Omicron-1A flats, with five eligible bidders. GNIDA fixed the e-auction of its ready 2 BHK flats for 03-09-2026 and listed five eligible applicants, after four extensions of registration. It has not published the outcome.
Deadline GNIDA's nine institutional plots: documents closed 20 August, auction date not yet set. The second revised schedule of INS01/2026 closed document submission on 20-08-2026 and says the e-auction date will be notified separately.

The Greater Noida Industrial Development Authority, set up in January 1991 under the Uttar Pradesh Industrial Area Development Act, 1976, plans, develops, regulates and runs Greater Noida as a single authority. Its notified area has grown from 101 villages in 1991 to 293 by its own count - 304 by its own list - across Gautam Buddh Nagar, Bulandshahr, Ghaziabad and Hapur.

How GNIDA allots

Each scheme is advertised with a brochure, a plot list and a schedule, and runs on the SBI e-auction portal: registration, EMD of 10 per cent, document scrutiny, then a price-bid auction among those found eligible. The exception in 2026 was industrial plots above 8,000 sq m, allotted on objective-criteria marks and an interview through Nivesh Mitra.

GNIDA advertises by use - commercial, industrial, institutional, residential - a few schemes a year, and extends most of them several times: the flats scheme four times, the BPO scheme four, the large industrial plots five. It revises reserve rates each April-May, and applies the new rate to schemes already running.

Is GNIDA the same as the NOIDA Authority?

Is any GNIDA scheme open now?

No. On 21-09-2026 GNIDA's own schemes page says no scheme is available, and every scheme below has closed on its printed dates. One e-auction is pending: nine institutional plots in INS01/2026, documents closed 20-08-2026, auction date 'to be notified separately'.

Does GNIDA publish auction results?

Not as a result. For the schemes here it published how many applied, how many were found eligible and the auction date - 180 applicants and 177 eligible for its 2025 industrial plots, five for its flats, three for its logistics park - and nothing after. No winning bid or allottee list is on its site for any of the 13 schemes.

Plots within 1 km of the metro corridor pay 10 per cent more. Industrial rates run by size, from Rs 33,484 per sq m up to 1,000 sq m in Zones A and B. These are allotment rates; a scheme's reserve price is set from them.

What interest does GNIDA charge on instalments?

10 per cent a year from 01-01-2026 - SBI's 3-year MCLR of 8.80 per cent plus 1 per cent, rounded up to the next half per cent - with 3 per cent more, compounded half-yearly, on a missed instalment. That is GNIDA's office order of 01-01-2026.

How does GNIDA allot plots?

By scheme, and the scheme decides the method. Everything GNIDA advertised in 2024-2026 went by e-auction on the SBI portal, except its industrial plots above 8,000 sq m in 2026, which are allotted on marks against published criteria and an interview. GNIDA's older residential allotment page still describes draws of lots for individual plots; its residential schemes of 2024 and 2025 were e-auctions.

Are GNIDA plots freehold?

No. Every plot and flat in these schemes is leasehold for 90 years, with annual lease rent on top of the premium - 2.5 per cent for commercial, industrial and institutional plots, 1 per cent for residential - or a one-time payment in its place.

What is the Greater Noida master plan?

Master Plan 2021, prepared from 1998 and notified in March 2013 after the NCR Planning Board approved it on 24-08-2012; GNIDA publishes a revision of it in Hindi. GNIDA's about page also gives a Master Plan 2041 urbanisable area of 55,970 hectares and a projected population of 4 million by 2041, but no Master Plan 2041 document is on its site.

How many villages has GNIDA notified?

GNIDA's about page says 101 in 1991, 23 more in 1994, 188 in 2006, and 293 today 'after a few modifications'. Its List of Notified Villages prints 304 rows across tehsils Dadri, Gautam Buddh Nagar, Sikandrabad, Bulandshahr, Ghaziabad and Hapur. The two figures do not agree and GNIDA has not reconciled them.

How many sectors are there in Greater Noida?

GNIDA does not publish a count. Its rate order of 21-05-2026 names the sectors zone by zone - Greek-letter sectors (Alpha to Omega), numbered sectors, Knowledge Parks, Techzones and Ecotech industrial sectors. The 180 rows on this page fall in 35 of them.

Does GNIDA sell flats in Greater Noida West?

Not in any scheme read for this site. GNIDA's only flat scheme of 2024-2026 was 89 ready 2 BHK flats in Omicron-1A. The flats people search for in Greater Noida West are private developers' projects, which this site does not list.

How do I pay a GNIDA water bill or log in?

Through GNIDA, not this site. GNIDA's home page points citizens to its 'MITRA' app for citizen services and posted a public notice about water bills on 13-06-2026. SarkariProperty takes no payments, logins or applications.
