The poster calls it 'refundable/adjustable' (page 1). The form says it will be adjusted against the plot price if a plot is allotted in future (page 2). No refund procedure or timeline is printed.

A 10% registration amount with the application (residential), then 15% allotment money plus the 12% freehold charge; the balance in one go with a rebate or in instalments. For auctions, EMD of 5% (10% for 18 m-road plots) and 25% on allotment.

Bareilly Development Authority (Bareilly Vikas Pradhikaran), the state development authority for Bareilly. BDA says it was established on 19 April 1977 under the Uttar Pradesh Urban Planning and Development Act, 1973. In Bengaluru, Bhopal or Bikaner, BDA is a different authority with the same initials.

One: The Sky-Way Apartment, 66 flats built by BDA in Sector 2 of Ramganga Nagar, registration 12-06-2026 to 31-03-2027. BDA's advertisement says the lottery is drawn on the last date of every month. The residential plot lottery closed with its draw on 17-09-2026, and the commercial tender-cum-auction set for 08-09-2026 was cancelled.

BDA prints a rate, not a price: Rs 76,900 per sq m of estimated covered area including balcony. The 57 two-BHK-plus-study flats are 102.74 to 117.35 sq m, which at that rate is about Rs 79 lakh to Rs 90 lakh; the 9 three-BHK-plus-study flats are 162.2 sq m, about Rs 1.25 crore. That is area x rate, worked out here; BDA's booklet may add charges its advertisement does not print. The booklet costs Rs 590.

In the August 2026 lottery, by BDA's booklet: Ramganga Nagar Rs 41,150 per sq m in Brahmputra Enclave and Rs 38,150 in Sectors 6, 9 and 10; Greater Bareilly Rs 32,500 per sq m in Sectors 1A, 2A and 4 and Rs 35,500 in Sector 3 (Kailash Enclave). Sizes ran from 72 to 1,000 sq m. A 12% freehold charge and 5% each for corner, park-facing and 18 m-road plots go on top.

BDA drew 185 of the 188 plots it offered - 28 in Ramganga Nagar and 157 in Greater Bareilly - and posted the list of successful applicants. The other three were 450 sq m plots in Saryu Enclave; the result does not say what became of them. This site carries which plot was allotted, never the names.

BDA's notice gives no reason beyond 'unavoidable reasons'. The auction was for 208 properties - showrooms and offices in the Sector 5 commercial complex, commercial, shop, school and office plots, and residential plots on 18 m-wide roads - in Ramganga Nagar and Greater Bareilly. BDA has published no new date.

Not yet. In January 2026 BDA ran a demand survey for a proposed industrial township near Jhumka Tiraha at Rahpura Jagir: 417 proposed plots in logistics, warehouse, transport nagar and industrial zones. It took Rs 1,000 a zone, to be adjusted against the price if a plot is allotted later, and the form says participants will be given priority. No scheme has followed yet.

Bareilly Mahayojana 2031, approved subject to conditions by a Government Order dated 16-03-2024 as stamped on BDA's copy. A notification of 28-06-2024 printed in the same PDF sets the development area as Nagar Nigam Bareilly, three nagar panchayats and 247 revenue villages of Sadar, Meerganj, Faridpur and Aonla tehsils. BDA's own pages still speak of 264 villages, the 2008 figure.

BDA's housing schemes page lists 16: Tibrinath, Harunagla, Priyadarshini Nagar, Deendayalpuram, Tulapur, Bhaorao Devras (Biharman Nagla), Ekta Nagar, Biharman Nagla Ashrayheen, VAMBAY Tulapur, Ramganga Nagar, Nainital Road office building, Transport Nagar, Kargaina, Rampur Road, Lohia Vihar and VAMBAY Saidpur Hawknes. Ramganga Nagar is the largest at 1,429 units and Transport Nagar has 1,130. It is BDA's record of what it built, not a list of what is for sale.
