The remaining 70%- In instalments, or in full for a rebate
The deed must be registered before possession
Before possession- Freehold charge of 12% on the land value, 10% corner charge where the flat is a corner one, stamp duty on the deed, and GST and other taxes as applicable
The remaining 70% is paid one of two ways.
- Within 45 days of the allotment letter: 6% rebate on the balance.
- Within 60 days: 5%. Within 90 days: 4%.
- The rebate follows the day the money is actually deposited.
- EWS: the remaining 70% over 120 monthly instalments at 7% interest.
- LIG and MIG: the remaining 70% over 8 quarterly instalments, at SBI's one-year MCLR plus 1%, fixed on 1 April of the year of allotment.
- For 2026-27 that MCLR is 8.70%, so the scheme rate is 9.70%.
- A late instalment carries 2% additional penal interest, compounded for LIG and MIG.
- An EWS flat can be occupied after 30% is paid and a hire-purchase agreement is signed; a LIG or MIG flat only after the registry is executed.
