- Rates from Rs 3,800 per sq m (Hardoi) to Rs 11,470 (Meerut). Plots from 12,500 sq m to 244,612 sq m. Rs 625.21 crore of land across the 30, at UPEIDA's rates.
- This is not an auction and there is no closing date. You apply on Nivesh Mitra with a project report; where two or more apply for a plot, UPEIDA scores them out of 100 and interviews, and the highest score gets it.
- What you pay to apply: Rs 59,000 processing fee (never returned) and 10 per cent of the plot's price as registration money (returned if you are not allotted).
- The plots are leased for 90 years. Lease rent is 2.5 per cent of the premium a year, rising by half every 10 years, or 37.5 per cent once.
- You must build and start production within 36 to 60 months of the lease deed, by plot size, or pay extension charges and, after two years, lose the plot.
- Ten more clusters are listed as opening soon, including Banda (1,426 acres) and Ghazipur (1,026 acres), with no rate yet.

Payment plan
- Registration money of 10 per cent of the plot's premium is paid with the application and adjusted if allotted.
- Then one of three options.
- Option 1: the whole premium within 90 days of the allotment letter.
- Option 2: 30 per cent (including the registration money) within 60 days, and the other 70 per cent in 6 equal half-yearly instalments over 3 years.
- Option 3: 30 per cent within 60 days, and 70 per cent in 20 equal half-yearly instalments over 10 years.
- Instalments carry UPEIDA's prevailing interest, 9.5 per cent a year as on 1 January 2024, fixed at the rate on the date of allotment.
- Up to 30 more days past the 60-day window is allowed at 9.5 per cent simple interest; after 90 days the allotment is cancelled and the registration money forfeited.
- Possession under options 2 and 3 only after 30 per cent is paid and the lease deed executed.
