• The 17 Sep - 9 Oct window is registration, not bidding. Miss 8 October 6 pm and you cannot bid on 13 October.
• Every fee and the EMD is per plot. They are not pooled across plots.
• The price in the table is the reserve. The winning bid is the price, and on top of it come lease rent for 90 years, stamp duty and registration, maintenance charges, and possibly GST, which UPSIDA's catalogues leave open.
• UPSIDA can raise the premium after allotment for extra land compensation or infrastructure, and says its CEO's word on that is final.
• An industrial plot must be in production within 2 to 5 years depending on investment, or UPSIDA can charge an extension fee or cancel.
• Surrender within 60 days of allotment: the whole EMD is forfeited. For an industrial plot only an e-mail to [email protected] counts; for other uses, the date of the application on the Nivesh Mitra portal.
• Surrender after 60 days: interest at MCLR+1% on the unpaid premium, use and occupation charges to the surrender date and shed depreciation are forfeited, and the rest refunded.
• Not topping up the EMD within 3 days of winning, or missing the reservation money: the EMD is forfeited and the plot re-auctioned.
• Misrepresentation: the allotment is void and everything deposited is forfeited.
• Where UPSIDA's documents contradict each other, both are shown below under the scheme notes. Ask UPSIDA before relying on the one that suits you.

Who can apply

• Individuals, proprietors, partnership firms, LLPs, private and public limited companies, trusts and societies may bid.
• Industrial plots: a CA certificate (with UDIN) that net worth is positive, and a project report giving investment, means of finance, layout, completion schedule and employment. Projects above Rs 25 crore also need appraisal by a recognised financial institution (CAT-IND-A p6-8).
• Minimum investment: Rs 7 crore per acre in the Noida and Greater Noida region, Rs 2 crore per acre elsewhere; proposals below are rejected (UPSIDA order of 7 Aug 2020, cited in CAT-IND-A p7).
• Group housing: net worth Rs 1.50 crore and turnover Rs 7.50 crore for 2,000-4,000 sq m, rising to Rs 7.50 crore and Rs 25 crore above 10,000 sq m, with built-up experience above 4,000 sq m. Consortia of up to 5 are allowed above 4,000 sq m (CAT-GH p6-7).
• Fees and documents are per plot. Bid on three plots and you pay three catalogue fees, three processing fees and three EMDs.
• Only bidders UPSIDA finds technically qualified see the lot on auction day.
