• YEIDA is auctioning nine corporate office plots in Sector 22E along the Yamuna Expressway. Every one is 1,000 sq m and every one is priced at Rs 54,380 per sq m, so the reserved price is Rs 5.44 crore on eight of them and Rs 5.98 crore on plot O-71, which carries a 10 per cent location charge. Rs 49.49 crore across the nine.
• Applications opened 16 September 2026 and close 16 October at 5:00 PM. Qualified and disqualified bidders are published on 16 November, and the e-auction is on 23 November from 11:00 AM to 2:00 PM.
• The costs before you can bid: a Rs 25,000 processing fee plus GST that is never returned, a Rs 5,500 plus GST brochure, and a registration amount of ten per cent of the reserved price, which is Rs 54.38 lakh on most of these plots.
• Who can apply, and who cannot. A registered partnership firm, trust, society, private or public limited company, PSU or government undertaking can. An individual, a proprietor, an LLP, a proposed entity and a consortium of any kind cannot, and one entity may be allotted one plot.
• The money after the hammer: 40 per cent of the premium, less the registration amount, within 60 days of the allotment letter, or the whole premium within 90 days. The remaining 60 per cent runs in four equal half-yearly instalments at 10 per cent a year, with 3 per cent more on anything defaulted.
• The plots are leased, not sold: 90 years from the lease deed, with annual lease rent at 2.5 per cent of the premium, or a one-time payment of 27.5 per cent instead. The lease deed can only be executed after 40 per cent of the premium and a year's lease rent are paid, and possession runs from that date.
• Transfer later costs 5 per cent of the prevailing premium or of the bid premium, whichever is higher, plus GST. No amalgamation or sub-division of an allotted plot is allowed.

Who can apply

• Download the brochure-cum-application form from www.yamunaexpresswayauthority.com. The application is submitted online; there is no offline route.
• Pay the Rs 25,000 processing fee plus GST online through YEIDA's portal, or by RTGS or NEFT against a challan generated there, on or before 16 October 2026. It is not refundable and is not adjusted against the price.
• Pay the registration amount - ten per cent of the plot's reserved price - online through YEIDA's portal. Declare in advance which plot number you are bidding for: plots of different sizes carry different amounts and several may be auctioned on the same day.
• File the financial papers YEIDA asks for: a net worth statement certified by your statutory auditor, a solvency certificate no more than six months old from a nationalised or scheduled bank, and audited turnover for the last three financial years. An applicant who does not clear all three thresholds for the plot size is not allowed to bid.
• Applications close 16 October 2026 at 5:00 PM. YEIDA publishes the names of qualified and disqualified bidders on 16 November 2026 at 5:00 PM.
• Qualified bidders register on the e-auction portal for a user ID and password, through the link on YEIDA's website.
• The e-auction is held on 23 November 2026 from 11:00 AM to 2:00 PM. Bidding starts above the reserved price and rises in steps of Rs 2,71,900, or Rs 2,99,090 on plot O-71. YEIDA is not bound to accept the highest bid, or any bid.
