• Ten hotel plots in Sectors 28 and 29 of Yeida City, 51,800 sq m in all, sold by e-auction. Registration opened 25 September 2026 at 6 PM and closes 24 October 2026; the final bid goes in by 5 PM that day; YEIDA names the qualified bidders on 2 November and the e-auction is on 4 November, 11 AM to 2 PM. The brochure costs Rs 50,000 plus GST.
• The price column is a reserve, not a price. YEIDA sets one base rate of Rs 87,010 per sq m across all ten plots and adds preferential location charges of 0, 5 or 10 per cent on top to give the reserve price for bidding. Bidding starts there and rises by the plot's own incremental value, from Rs 26.97 lakh on the smallest to Rs 91.36 lakh on the two ten-thousand-metre plots. YEIDA's own note, which goes here with the figures: allotment is at the rate applicable on the date of allotment or the auction rate, whichever is higher.
• Height, and it is the reason to read this scheme carefully. YEIDA's building regulations put no limit on a hotel's height. But Sectors 28 and 29 adjoin Noida International Airport, so the permissible height is approximately 29 metres under the Airports Authority of India's colour-coded zoning map, and YEIDA approves building maps above 24 metres only after a height NOC from the AAI. Ground coverage is 40 per cent and FAR 3 on every plot, and nothing may be bought beyond that.
• Two payment plans, and the choice changes who may bid. Plan A takes 10 per cent of the total premium as earnest money with the application, 40 per cent of the premium less that within 60 days of the allotment letter, and the remaining 60 per cent in four half-yearly instalments over two years at 10 per cent a year. Plan B takes 30 per cent with the application plus an irrevocable bank guarantee for the other 70, and the balance within 30 days of the allotment letter. YEIDA states that Plan B applicants face no technical or financial eligibility criteria at all. The EMD column here is Plan A's figure, the lower of the two.
• Default is expensive and the brochure is explicit about it. Missing the 40 per cent deadline under Plan A cancels the allotment and forfeits the earnest money; the Chief Executive Officer may extend it 60 days in exceptional cases at 13 per cent a year on the defaulted amount. A missed instalment carries 3 per cent compounded half-yearly on top of 13 per cent. Under Plan B, failing to pay the balance in 30 days forfeits both the bank guarantee and the registration money.
• Who may bid: any proprietor or partnership firm, LLP, private or public limited company, or a consortium of these, registered in India and competent to contract, for one or more plots. A separate application is needed for each plot. On plots of 3,000 sq m or more a consortium of up to four is allowed, with a lead member holding at least 30 per cent and every member at least 10, all jointly and severally responsible. This is an institutional scheme, not a homebuyer one.
• The processing fee is by plot size: Rs 50,000 plus GST up to 4,000 sq m and Rs 1 lakh plus GST up to 10,000 sq m, non-refundable and not adjusted against the price. The brochure itself is Rs 50,000 plus 18 per cent GST.
• YEIDA's own caveats on this table, carried here rather than smoothed over: the number of plots available may increase or decrease; only bids above the reserve price including PLC are accepted; and bids are in the form of a total premium and an incremental value rather than a rate.
• YEIDA listed this scheme twice on its New Scheme page on 25 September, both entries titled 'Scheme For Hotel Plot Scheme.' and both linking to the same brochure. That is a duplicate listing on YEIDA's side, not a second scheme, and this page carries it once.

Who can apply

Firms, LLPs and companies registered in India, or a consortium of up to four on plots of 3,000 sq m or more. Not a homebuyer scheme.
