• Availability moves in real time. A unit vacant when this page was built can be booked by someone else before you reach the portal.
• The price in the table is not what the flat costs. On top of it: 10 per cent of the land premium as lease rent for 90 years, Rs 2,50,000 per parking space on the Madhuban Bapudham multistorey flats, GST where payable, and the cost of the lease deed and registry. GDA publishes the first three in the brochure and no combined figure anywhere.
• Surrender within 6 months, with nothing outstanding and no term breached: 10 per cent of the registration amount is forfeited - a tenth of the tenth you paid at booking - and the rest refunded without interest. The original documents and receipt have to be submitted to get it (brochure 7.1).
• Surrender within 6 months with the allotment money or an instalment unpaid, or any term breached, or the allotment cancelled by GDA: 25 per cent of the allotment amount is forfeited - a quarter of the 20 per cent, which is far more than the rule above - and the rest refunded without interest (brochure 7.2).
• Surrender or cancellation after 6 months from allotment: the whole registration money is forfeited and anything else refunded without interest (brochure 7.3).
• Giving incorrect information or suppressing a material fact: the allotment is cancelled with no communication, the registration amount is forfeited, and the applicant is barred from future draws and FCFS schemes (brochure 10).
• The instalment interest is not fixed. It is the SBI MCLR plus 1 per cent, calculated daily, so the total you pay over 7 years is not knowable on the day you book.
• Miss a payment and 2 per cent compound penal interest runs from the due date. The brochure says requests for more time will not be accepted, and 6 consecutive missed instalments cancel the allotment automatically.
• These flats are leasehold on a hire purchase pattern, not freehold. The brochure says so; the portal does not mention tenure at all.
• The area and the cost are both described by GDA as estimated, and the brochure says the area may change at possession - with the changed area binding on you and the payment adjusted accordingly.
• The flats are sold in the condition they are already in, and may be used only as residences.
• The area is published without a basis. Do not treat it as carpet area.

Who can apply

Any citizen of India aged 18 or over on the last date for applying (brochure 4.1, 4.2). There is no income limit: the brochure's Income Code section says the scheme has none (8). Somebody who is already registered under another GDA scheme, or who already holds a GDA property, may still apply by depositing the registration amount afresh (4.3).
