Koyal Enclave is a GDA housing estate in Loni, on the Delhi side of Ghaziabad, and it holds by far the largest block of unsold stock the authority is currently offering: most of the flats free on its first come, first served portal are here. GDA's own note against the scheme claims 2 km to Delhi and 2 km to an international airport, and commercial plots already developed; those are the authority's claims, not checked here. The flats are small - 34.78 sq m for a 1 BHK, 51.27 for a 2 BHK - and priced accordingly.

The process, from GDA First Come First Serve Scheme's own schedule
- 1Registration amount, 10 per cent
Paid online on the FCFS portal against the flat you have selected. The portal reserves that flat for you for 15 minutes while the payment goes through, and marks it sold to everybody else once it succeeds. If the payment does not complete in time the flat goes back on the list. At booking (brochure 5, 5.3)
- 2Allotment amount, taking you to 20 per cent
20 per cent of the estimated cost, by bank draft, with the registration money already paid adjusted into it - so about another 10 per cent. No interest is charged on this instalment. Within 60 days of the allotment letter (brochure 6.1)
- 3The balance, 80 per cent
Either in one payment, which carries a discount, or in instalments with interest. Both are set out below. After allotment (brochure 6.2, 6.4)
