- GDA is auctioning 27 properties on 30 September 2026 - 26 at Madhuban Bapudham and one parcel at Noor Nagar: 13 group housing plots, five mixed land use and commercial plots, three hotel plots, a facility plot, a high school, a nursery and primary school, a degree college, a healthcare hospital plot, and the zonal public and semi-public parcel at khasra 1034.
- The auction is a live one, in a hall, not an online one. It is at Hindi Bhawan, Lohia Nagar, Ghaziabad on 30 September 2026 from 11:00 AM. What happens online is registration, at www.gdaghaziabad.in, until 25 September 2026.
- Reserve prices run from Rs 6.38 crore for the 1,215 sq m facility plot in Pocket-B to Rs 196.42 crore for the 37,414 sq m group housing plot in Pocket-D. Rs 1,296.01 crore across the 27.
- The reserve rate is GDA's own and differs by use: Rs 70,000 per sq m on the mixed land use, commercial and hotel plots, Rs 52,500 on the group housing, facility and hospital plots, Rs 35,000 on the school and college plots, and Rs 28,000 at Noor Nagar. GDA adds 5 per cent each for a corner, park facing and an 18 metre or wider road, to a maximum of 12 per cent.
- What an allottee pays is not the bid. Twelve per cent lease rent and freehold charge is added to it, then 25 per cent of that total falls due within a week of the allotment letter - a month where the reserve is above Rs 5 crore - with the earnest money adjusted.
- The remaining 75 per cent goes one of two ways. Plan A pays it in one sum and earns a rebate of 6, 5 or 4 per cent for paying within 45, 60 or 90 days. Plan B pays it in ten half-yearly instalments, or fourteen above Rs 5 crore, at SBI's MCLR plus 1 per cent.
- The brochure and application form are sold at HDFC Bank, D-44, RDC, Raj Nagar and sixteen other branches from 14 to 25 September 2026, and the earnest money is a draft in favour of the Vice Chairman, GDA. The brochure fee is not refundable.
- Part of D/GH-1's 37,414 sq m is under a High Court stay order and GDA says the final area may change after the sale. That note is GDA's own.
- Everything is sold as is where is. GDA asks bidders to inspect before the auction and says no objection will be entertained during or after it, and a bid once made cannot be withdrawn.

- The auction is held in person. GDA's own list, and its letter of 11 September 2026 to HDFC Bank, put it at Hindi Bhawan, Lohia Nagar, Ghaziabad on 30 September 2026 from 11:00 AM. - Twenty-seven properties, in three parts. GDA's notice of 12 September 2026 carried the first set. Its corrigendum of 14 September corrected the Noor Nagar khasra number from 134 to 1034. Its corrigendum of 15 September added three more - AM-6, BF-1 and D/GH-1. All three documents are on this page.
- GDA attaches a note to D/GH-1, the largest property here at 37,414 sq m: part of it is affected by a stay order of the Hon'ble High Court, and the final area may decrease or increase after the sale.
- The map pin against every property is GDA's own coordinate from its auction property list, and GDA publishes a KML boundary file beside each one. The boundaries are held with the sources but nothing here is measured from them: on several properties the polygon covers the whole block rather than the plot.
- One contradiction, settled by GDA's own arithmetic. Its e-auction portal printed EM-1 as 53,333 sq m; both signed lists say 5,333.00, and the portal's own earnest money for that event is a tenth of 5,333 x Rs 70,000. The smaller area is the one every GDA figure rests on.
- What GDA does not publish for this auction: FAR. Its own FAR column is empty or a dash on all 27 rows and neither brochure sets one, so that field is empty here rather than filled with an assumption.

- Plan A pays it in a lump sum and earns a rebate: 6 per cent within 45 days of the allotment letter, 5 per cent within 60 days, 4 per cent within 90 days.
- Plan B pays it in half-yearly instalments - ten of them up to Rs 5 crore, fourteen above it - carrying interest at SBI's MCLR plus 1 per cent, and for properties above Rs 5 crore GDA opens an escrow account with the allottee once possession is given.
- Late payment under either plan carries 2 per cent compound penal interest; three consecutive missed instalments under Plan B, or three months' default, cancels the allotment and forfeits the earnest money.
- The lease or sale deed is to be registered within 30 days of payment, with a late fee of Rs 500 a day for up to 30 days more, and possession follows within 15 days of registration.
- Where the allotted value exceeds Rs 50 lakh the allottee deducts 1 per cent TDS against GDA's PAN AAALG0072C.
