• Aishbagh Square Phase III, at Aishbagh Mill Road Lucknow. LDA publishes the campaign and the window - 7 September 2026 to 7 October 2026 - and not the units. How many flats there are and what they cost is behind the citizen login.
• Withdrawal window: 15 September 2026 to 2 October 2026.
• LDA has not published a draw date for this campaign.
• The registration fee is ₹1,100 and LDA marks it non-refundable.
• LDA has already run and published a lottery for Aishbagh Square - the result is on ldalucknow.in under What's New. Phase III is a further registration window on the same project, so what is on offer is what the earlier rounds did not allot.
• Aishbagh Square is four residential towers of 27 floors on Aishbagh Mill Road, Lucknow, registered with UP RERA as UPRERAPRJ376008/01/2026, promoter UPRERAPRM10102. The project as launched is 384 apartments - 3 BHK with a servant room - and every figure in this section is from LDA's own booklet for the launch round, registration 29 January to 28 February 2026.
• LDA has not published a Phase III booklet. Everything that follows is the launch round's, and LDA has not said whether it carries forward unchanged - read it as the last terms LDA published for this project, not as this window's.
• Flat as specified in that booklet: 3 BHK plus servant quarter, built-up area 176.19 sq m, super area 202.80 sq m, total cost ₹1,11,40,887 before GST.
• Registration money in that booklet: 5% of the cost, ₹5,57,044, and 2.5% for reserved categories. That is separate from the ₹1,100 the citizen portal charges to enter the draw.
• Payment in that booklet: the balance in 36 interest-free monthly instalments over three years, or in full with a rebate - 6% within 45 days of the allotment letter, 5% within 60 days, 4% within 90 days. Late instalments carry 2% penal interest, and GST paid late carries 18% a year.
• Default in that booklet: LDA's Vice-Chairman may cancel an allotment after three defaulted instalments, and six consecutive defaults cancel it.
• Charges that booklet puts outside the flat cost: 5% GST, a ground-floor premium of 5% of the sale price, a first-floor premium of 3%, and freehold charges and other dues payable before registration.
• Refunds in that booklet: an unsuccessful applicant's registration money is returned without interest within two months of the draw, and with State Bank of India savings interest after that. Cancelling after allotment forfeits 20% of the registration money plus GST. Before allotment the registration money is not refunded at all.
• Allotment in that booklet: a lottery drawn in front of the applicants, the result published on ldalucknow.in, and a digitally signed allotment letter to download.
• LDA's booklet prints its ICICI Bank account and then warns against paying into it: every payment is to go through the citizen portal at registration.ldalucknow.in and nowhere else.

• Register on registration.ldalucknow.in and pay the ₹1,100 fee.
