  • Registration money in that booklet: 5% of the cost, ₹5,57,044, and 2.5% for reserved categories. That is separate from the ₹1,100 the citizen portal charges to enter the draw.
  • Payment in that booklet: the balance in 36 interest-free monthly instalments over three years, or in full with a rebate - 6% within 45 days of the allotment letter, 5% within 60 days, 4% within 90 days. Late instalments carry 2% penal interest, and GST paid late carries 18% a year.
  • Default in that booklet: LDA's Vice-Chairman may cancel an allotment after three defaulted instalments, and six consecutive defaults cancel it.
  • Charges that booklet puts outside the flat cost: 5% GST, a ground-floor premium of 5% of the sale price, a first-floor premium of 3%, and freehold charges and other dues payable before registration.
  • Refunds in that booklet: an unsuccessful applicant's registration money is returned without interest within two months of the draw, and with State Bank of India savings interest after that. Cancelling after allotment forfeits 20% of the registration money plus GST. Before allotment the registration money is not refunded at all.
  • Allotment in that booklet: a lottery drawn in front of the applicants, the result published on ldalucknow.in, and a digitally signed allotment letter to download.
  • LDA's booklet prints its ICICI Bank account and then warns against paying into it: every payment is to go through the citizen portal at registration.ldalucknow.in and nowhere else.
