Before you book
From MHADA's own document, linked under Documents. SarkariProperty does not rank schemes and publishes no view on whether one is a good buy - the terms are the argument.
- MHADA is leasing eight amenity plots inside its own Mumbai colonies, first come first served, at published prices adding to Rs 118.19 crore. Four at Malvani in Malad West, one at Gorai-2, one at Akurli and two at Tagore Nagar, Vikhroli.
- There is no auction and no bidding. MHADA sets the price at the ready reckoner rate times the plot area, publishes it in the booklet, and allots to whoever books first and qualifies.
- The plots are reserved uses under DCPR 2034, not open land: a maternity hospital, two composite schools with playgrounds, a college, a multipurpose community centre, a primary and secondary school, and two small amenity plots.
- Prices run from Rs 29.16 lakh for the 32.48 sq m plot at Gorai-2 to Rs 33.25 crore for the 7,160.96 sq m maternity hospital plot at Malvani. Earnest money is one per cent of the price.
- Two plots cost twice the ready reckoner rate because they are in the R Zone, and on the two composite school plots the playground is not charged for at all. Both are MHADA's own arithmetic, checked here.
- Booking runs in cycles: 20 to 30 September and 15 to 25 October 2026, each for what is left plus anything newly added. A corrigendum of 15 September says the cycle two and three dates may be revised on MHADA's website.
- A school or college plot needs a registered trust with seven years running a recognised school and 500 students; a hospital plot needs a Health Department certificate. Everything is online and MHADA accepts no physical document after submission.
- The plots are leased, not sold, and MHADA does not fix the term or the annual rent in the booklet - both follow its prevailing policy under the Disposal of Land Rules 1981.

Who can apply
- Read the plot you want in the booklet's Annexure-I before anything else: MHADA publishes the reservation, the area, the rate, the whole price, the earnest money and a latitude and longitude for each of the eight.
- Check you clear that plot's gate. A school or college plot needs a registered trust or society with seven years of running a recognised school and 500 students; a hospital plot needs a Health Department certificate.
- Visit the site. MHADA says in terms that the applicant is advised to see the plot before applying and that it will not carry out any development on it.
- Register on MHADA's FCFS portal at eauction.mhada.gov.in/MumbaiBoardFcfsPlot and accept the terms, which is a required step before you can proceed.
- Book the plot online in an open cycle, uploading the documents and paying the earnest money - one per cent of the plot's price - by net banking. Cycle two books 20 to 30 September 2026 and cycle three 15 to 25 October, both for the plots left over and any newly added.
- Everything is online. MHADA states that no physical document will be accepted after submission and that an incomplete application is treated as defective, invalid and rejected.
- MHADA downloads and scrutinises the submitted documents and publishes the eligible and ineligible applicants with the booking sequence - 10 October for cycle two, 5 November for cycle three, subject to the corrigendum of 15 September.
Eligibility is MHADA's to decide, on the documents you upload to its portal. SarkariProperty transcribes the rule and checks nothing on your behalf.

How the booking works, step by stepMHADA's own steps: accepting the terms, paying the earnest money, the documents the checklist demands, the rule that an incomplete application is rejected and that no physical document is accepted after submission, the three booking cycles with their dates, and the advice to visit the plot first because MHADA will develop nothing on it.

Payment plan
- There is no bidding.
- MHADA publishes the whole price before anyone applies: the ready reckoner rate for that location multiplied by the plot area, which it calls the offset price, and on the two R Zone plots multiplied again by two.
- One per cent of that goes in with the application as earnest money, by net banking.
- A successful applicant who then refuses the plot forfeits it; everyone else is refunded in full, without interest.
- The plot is leased rather than sold, and the annual lease rent and the terms of the lease are whatever MHADA's prevailing policy and Authority resolutions say at the time - the booklet does not fix a figure.
- The allotment is governed by the Maharashtra Housing and Area Development (Disposal of Land) Rules 1981 and Regulations 1982, and all government taxes on the application amount are the applicant's.
