  • Page 1 says the auction covers 'kul 119 bhukhand'; the rows sum to 93 plots (S.No. 1-52) plus 28 Green Arcade shops (8 first floor + 20 second floor) = 121. If OP-2, 3, 4 were counted as one, the total would be 119, but the document does not say so.
  • Green Arcade table (page 4) prints 13.88, 15.87 etc under headers 'reserve rate per sq m'; HPDA's auction notice of 13-05-2025 prints the same figures as 'reserve price (Rs lakh)'. Treated as lakh prices.
  • G-126: previous e-auction reserve rate printed 25000 (current 25000, Rs 49.31 lakh) here; 03 printed previous 20900, current 22200 (Rs 43.79 lakh), and 07 printed 20900.
  • C-21 appears twice: inside the 75 sq m shop plot range (S.No. 16) and as a 20 sq m general shop plot (S.No. 19). Same pattern in 03 and 07.
  • Corner plots/shops: 10 percent corner charge extra (page 5 item 3; page 6 2(IX)).
  • 12 percent lease rent and freehold charge on the highest bid rate is added to the price (page 6 2(X)).
  • GST/service tax, if ever levied, payable by allottee (page 9 6(V)).
  • Stamp duty, registration and transfer fees borne by allottee (page 8 5(I)). Monthly maintenance charge after possession (page 9 6(XI)).
