    • RIICO publishes a bid start rate, not a price. Every figure shown here is a floor - the plot sells for whatever the auction reaches.
    • The e-Auction Rules say twice that allotment is on 99-year leasehold (clause 9.A.II and Annexure-III clause 5), but the live listing carries 24 plots at 33 years. SarkariProperty shows the tenure the listing gives for each plot and flags the conflict rather than picking one.
    • On a non-industrial plot the successful bidder pays 18% GST on the entire land premium, upfront, with the 25% payment. On an industrial plot GST applies to the application fee only.
    • Where the premium reaches ₹50 lakh the buyer must deduct and deposit 1% TDS under section 194-IA. 288 of the 584 live plots already cross that at the reserve.
    • Stamp duty and registration on the lease agreement are the allottee's, at rates RIICO does not publish.
    • Plots are sold as is where is. Inspect at your own cost - no claim is entertained after the auction. RIICO does not warrant its own measurements.
    • A bid cannot be withdrawn. If you win and do not complete, the EMD and everything paid after it are forfeited.
    • The plot must be used for the purpose it was auctioned for. Commercial plots for commercial use, industrial for industrial.
    • The document contradicts itself on where disputes are heard: clause 10 says Jaipur courts only; Annexure-A clause IX and Annexure-III clause 10 say the civil court local to the plot.
    • To bid on several plots, open each in a separate tab of the same browser. RIICO's own manual warns that signing in from another browser or machine logs the first session out mid-auction.
    • RIICO's Plot Type field is blank on 348 of the 584 live plots and uncontrolled where present. SarkariProperty classifies by the portal's Usage field and shows Plot Type as the authority's own label where it exists.
    • Development status is blank on 267 of 584 plots. Where blank, SarkariProperty shows nothing rather than assuming.
    • The Abu Road notice 03/2026-27 marks five plots as corner; the portal grid marks two of them. SarkariProperty follows the portal and records the divergence. RIICO charges no corner premium, so no arithmetic changes.
    • Coordinates come from RIICO's KMZ map for the industrial area, not from the plot boundary. 520 of 584 plots have one; RIICO publishes no map file for 14 areas.
    • RIICO's Asset Auction tab, for built units rather than land, is empty in Live, Upcoming and Closed.
