GST On a non-industrial plot the successful bidder pays 18% GST on the entire land premium upfront. On an industrial plot GST applies to the application fee only. Same size, same rate, materially different cost.
TDS Income Tax section 194-IA. Where the premium is ₹50 lakh or more the buyer must deduct 1% TDS and deposit it. 288 of the 584 live plots already cross ₹50 lakh at the reserve, and a bid only goes up.
