Feb 2025 - ADA Heights reserve pricesThe February 2025 notice (RERA UPRERAPRJ6783) offered 217 vacant flats freehold, as is: 45 Studio 1BHK (862.22 sq ft super area, Rs 2,419,000), 74 Deluxe 2BHK (1,530.36 sq ft, Rs 4,293,000), 39 Super Deluxe-1 3BHK (1,952.74 sq ft, Rs 5,478,000), 43 Super Deluxe-2 4BHK (2,406.13 sq ft, Rs 6,778,000) and 16 Ultra Deluxe 4BHK (2,800.21 sq ft, Rs 7,855,000). The notice heads the price column as a revised reserve price per sq ft but the figures are per-flat amounts; the EMD was a fixed processing fee of Rs 50,000 to Rs 150,000 by type. How much do I pay up front, and when is the rest due?
Rs 1,500 to register on the portal, plus an EMD of 10 percent of the reserve price before bidding. If you win, 25 percent of the bid (EMD adjusted) is due within 30 days of the allotment letter. The remaining 75 percent can be paid in 12 quarterly instalments over 3 years at 9 percent a year (11 percent if late), or as a lump sum within 60 days for a 2 percent discount on plots.
Is the auction price the full cost?
No. The booklet says freehold charge (12 percent of land cost) or lease rent (10 percent) is charged separately, a corner plot costs 10 percent more, and stamp duty, registration and any taxes are paid by the buyer. If the plot turns out larger on the ground, the extra area is charged at the higher of the auction rate and the current rate.
Can I bid if I already own an ADA house or plot?
No. For residential auctions the bidder must file an affidavit that they, their spouse and minor children own no residential plot or house in any ADA colony. If it later turns out they do, ADA cancels the allotment and can forfeit up to 50 percent of the property value.
What happens if I win and then back out or miss payments?
The booklet says ADA can forfeit up to 50 percent of the property value and cancel the allotment if the 25 percent is not paid on time, or if three instalments in a row are missed. A bid cannot be withdrawn once placed.
Is ADA Heights part of Taj Nagri?
Yes. ADA calls it ADA Heights, Taj Nagri Phase-2. ADA opened applications in 2015 at Rs 25.87-84.01 lakh, and in February 2025 it offered 217 vacant flats by e-auction at Rs 24.19-78.55 lakh reserve. In 2026 it sought an agency to bulk-sell 75 flats in Block ET-01.
When do I get possession?
Only after the full price, freehold charge and other dues are paid and the sale or lease deed is registered. The 2023 notice also warned that Sector B-2 plots would be registered about a year late because development work was not complete.
Is there a metro near Taj Nagri?
Agra Metro Corridor 1 ends at Taj East Gate, and Jagran reported in 2025 that trains ran from Taj East Gate to Mankameshwar. No official source gives the walking distance from Taj Nagri to a station.
