Narela Industrial Complex, Delhi: 612 acres, a first phase of 1,800 plots, and what is left

Narela is DSIIDC's oldest large industrial holding and the one most often searched as DSIDC Narela. It is also the clearest example of why this site exists: the first phase is fully allotted, the land that is left is an intention rather than a scheme, and nobody else says so plainly.

What DSIIDC holds at Narela

DSIIDC calls this the Narela Industrial Complex. It is written Narela Industrial Area as often as not, and the older DSIDC Industrial Area Narela, Delhi is the same place under the corporation's former initials. DSIIDC was declared a Land Development Agency in 1978 for 612 acres at Narela. It completed a first phase of 1,800 plots and every one of them is allotted.

Of the land left, DSIIDC names 70 acres proposed for the relocation of industry and 50 acres proposed for a high-tech information technology estate. Both are proposals. There is no scheme, no price, no plot size and no window published against either.

Where DSIIDC calls something proposed, this page calls it proposed. A proposal is not an upcoming scheme and it gives nobody a place in a queue.

The freehold conversion, which is the one thing actually moving at Narela

A leaseholder at Narela can apply to convert to freehold. The scheme was started in 2005 and transferred to DSIIDC in 2008. It applies to plots of 350 sq m, and DSIIDC records approvals granted in more than 40 cases.

That is a small number against 1,800 allotted plots, and it is the honest size of it. DSIIDC publishes the conversions as a count and not as a list.

What is built there

DSIIDC describes Narela as a modern estate with green space, shopping complexes and parking, a common effluent treatment plant, and facility centres with shops and commercial space already completed. It calls the complex environment friendly and is developing architectural modules to set construction standards.

The Delhi Industries Department separately lists DSIDC Sheds, Narela among DSIIDC's industrial estates, which is why the shed searches and the plot searches both land on Narela.

Bawana Industrial Area, Delhi - DSIIDC's own figures for Bawana: a project area of 1,865.04 acres, an industrial complex of about 462 hectares in five sectors with about 15,250 proposed plots, 51,214 applications for plots, and the services and cost it published. Nothing here is on offer.

DSIIDC industrial sheds and flatted factory complexes - The 840 sheds DSIIDC built under the Half-a-Million Job Programme of 1973-74 and the 446 under the Self Financing Scheme, named complex by complex, with the rent they went out at and the three ownership offers that followed.

Industrial areas in Delhi - DSIIDC names Bawana, Narela, Patparganj, Badli, Okhla and Jhilmil as the estates it developed, plus ten estates and flatted factory complexes on its own maintenance list. Bhorgarh, Kanjhawala, Najafgarh Road, New Mandoli and the rest are not on either list, and this page says so.
