Industrial areas in Delhi: what DSIIDC names as its own, and the areas people search that it does not

Delhi has far more industrial areas than DSIIDC runs, and the two get mixed up constantly. This page separates them. The first list is what DSIIDC itself names. The second is the areas Delhi searches for that appear on none of DSIIDC's lists - which is a finding, not a gap, and is worth more to a reader than a page pretending otherwise.

Also written: Badli Industrial Area, Badli Industrial Estate, Badli Industrial Area Phase 2, Patparganj Industrial Area, industrial area in Delhi, industrial areas in Delhi. The spelling on the left of each pair is DSIIDC's own; the others are what Delhi uses for the same place, and both are here so that either search finds the same figures.

The estates DSIIDC says it developed

On its relocation page DSIIDC states that it has developed industrial estates and allotted flatted factories and industrial plots at six places.

EstateWhat DSIIDC publishesStatus
Bawana Industrial Area1,865.04 acres, five sectors, about 15,250 plots proposedAllotted under the Relocation Scheme
Narela Industrial Complex612 acres, phase 1 of 1,800 plotsPhase 1 fully allotted
Patparganj Industrial AreaNamed; FIE Patparganj is on the maintenance listAllotted
Badli Industrial Estate, also written Badli Industrial AreaNamed, and on the maintenance listAllotted. DSIIDC publishes no phase split, so Badli Industrial Area Phase 2 is a name in use locally rather than one of DSIIDC's.
Okhla Industrial Area437 sheds across four phases, plus two FIEE blocks and a flatted factory complexAllotted
Jhilmil Industrial Area33 sheds at Jhilmil Tahirpur, plus Jhilmil industrial sheds on the maintenance listAllotted

None of the six is on offer. DSIIDC publishes no scheme, price or window against any of them.

The two DSIIDC calls upcoming

DSIIDC names a Knowledge-Based Industrial Park at Baprola and a Multi-Level Manufacturing Hub for small and medium enterprises at Rani Khera, alongside a built-up factory complex at the same place.

Both are intentions. There is no scheme, no price, no plot size and no window against either, and this page will not call them upcoming schemes until DSIIDC publishes one.

Industrial areas in Delhi that DSIIDC's own lists do not name

These are real places and they are searched heavily, but none of them appears on DSIIDC's relocation page or on its IEM maintenance list. We are not going to put them under DSIIDC to catch a search. Where a plan has been reported rather than published by the authority, it is marked as reported.

AreaOn a DSIIDC list? What we can actually say
Bhorgarh Industrial AreaNoA PTI wire report of 7 June 2025 said the Delhi government would engage a concessionaire to redevelop and manage Bhorgarh. That is a report, not a DSIIDC publication, and DSIIDC has published nothing on it that we have found.
Kanjhawala Industrial AreaNoNot named by DSIIDC on any page we have read.
Najafgarh Road Industrial AreaNoNot named by DSIIDC on any page we have read.
New Mandoli Industrial AreaNoNot named by DSIIDC on any page we have read.
DLF Industrial AreaNoNot named by DSIIDC on any page we have read.
Khyala Industrial AreaNoNot named by DSIIDC on any page we have read.
Hastsal Industrial AreaNoNot named by DSIIDC on any page we have read.
Nangli Sakrawati Industrial AreaNoNot named by DSIIDC on any page we have read.
Dwarka industrial estateNoNot named by DSIIDC on any page we have read.

A confirmed negative is worth printing. It stops the next person researching the same place a third time, and it stops this site claiming an authority runs something it does not.

The rest of what DSIIDC publishes

Bawana Industrial Area, Delhi - DSIIDC's own figures for Bawana: a project area of 1,865.04 acres, an industrial complex of about 462 hectares in five sectors with about 15,250 proposed plots, 51,214 applications for plots, and the services and cost it published. Nothing here is on offer.

Narela Industrial Complex, Delhi - DSIIDC was made a land development agency for 612 acres at Narela in 1978 and completed a first phase of 1,800 plots, every one allotted. The 70 and 50 acres left are proposals with no scheme, price or window.

DSIIDC industrial sheds and flatted factory complexes - The 840 sheds DSIIDC built under the Half-a-Million Job Programme of 1973-74 and the 446 under the Self Financing Scheme, named complex by complex, with the rent they went out at and the three ownership offers that followed.

DSIIDC, the whole register - all 1,286 sheds, every estate it names, and what the corporation is and is not offering today.

Where every figure on this page came from

Every figure is DSIIDC's own, read off dsiidc.delhi.gov.in on 3 October 2026, or off the Delhi Industries Department's own estate list. Where two DSIIDC pages disagree, both figures are printed and neither is corrected. Nothing on these pages is on offer.

Questions people ask

Which industrial areas does DSIIDC run in Delhi?

DSIIDC names six estates it developed - Bawana, Narela, Patparganj, Badli, Okhla and Jhilmil - and separately maintains a list of ten industrial areas, estates and flatted factory complexes.

Is Bhorgarh a DSIIDC industrial area?

Not on any DSIIDC list we have read. A PTI wire report of 7 June 2025 said the Delhi government would engage a concessionaire to redevelop and manage Bhorgarh, but that is a report rather than something DSIIDC has published.

Can I buy an industrial plot from DSIIDC in Delhi?

Not today. Every estate DSIIDC names is allotted, Narela's first phase is fully allotted, Bawana's plots went under the Relocation Scheme, and the two projects it calls upcoming have no scheme, price or window.
