Moradabad Development Authority: every scheme it has built, every one it has announced, and the prices it publishes

Moradabad Development Authority is the only one of fifteen Uttar Pradesh authorities this site measured that publishes prices against its schemes. This page carries all of them. Two things are on sale today - Gati Shakti Nagar's commercial plots and what is left of Amrit Kunj - and one priced scheme is announced but not yet open. Everything else here is built and allotted, and is on the page because the scheme name is what a buyer in Moradabad searches with.

What is actually on sale today

Two schemes, and the authority's own words on each are below. Neither has a published price per plot, a window or an application form on the pages we read - MDA runs allotment through its own e-auction and JANHIT portals, and the plot list lives there rather than on the public site.

95 per cent of 175 is about 166, which leaves roughly 9 plots unallotted at Amrit Kunj. MDA does not print that remainder as a number and neither do we - the percentage is its figure and the subtraction is arithmetic, not an inventory.

Five housing schemes, all complete. MDA prints a starting price and an approximate area for each, which is more than any other authority in this batch publishes. These are starting prices on completed schemes, not an open offer: anything available now moves through MDA's allotment portal.

Read the second and third rows together. Satpura is an EWS scheme with a 74.80 sq m flat and Alaknanda is an LIG scheme with a 51.53 sq m flat, and both start at ₹19.89 lakh - so the EWS flat is the larger of the two at the same starting price. Both figures are MDA's own and neither is corrected here.

Sayadri: 1,600 plots, priced, and not yet open

This is the one worth watching in Moradabad, and MDA has already published the rate.

A 52-hectare scheme offering 1,600 plots of various sizes, with commercial, nursing home and educational plots alongside them, and an STP, an anganwadi, a police station, a post office, a bank and an electricity sub-station planned inside it. MDA says the map is ready and RERA registration is proposed, and that booking and allocation will commence after registration.

The rate it publishes: residential ₹36,000 per square metre, commercial ₹72,000 per square metre. Total estimated cost of the scheme, ₹676 crore.

What that means for a buyer: a 100 sq m residential plot at MDA's own published rate is ₹36 lakh before any charge on top. That multiplication is ours, the rate is MDA's, and no plot is on offer until RERA registration is done.

The rest of what MDA has announced, with the money behind it

MDA publishes acquisition costs and seed capital against its upcoming townships, which almost no authority does. These are proposals: no plot, price or window has been published for any of them.

Shivalik is planned as a smart-city township with a Medicity, an IT City and a Shilpgram craft village, and 7.66 square kilometres of residential area with a central stadium and park. Against 1,250 hectares proposed, 19 hectares are acquired - about one and a half per cent. That gap is the honest size of the scheme today.

Where Moradabad is growing, in MDA's own plan

The Extended Area Master Plan 2031 puts the existing urban area at 383 square kilometres covering 180 villages plus the municipal corporation area, and adds three new expansion zones along Kashipur Road, Delhi Road and Rampur Road. MDA publishes the village count and hectares for each zone in the plan document rather than on the page.

Both Govindpuram schemes sit on Delhi Road with connectivity to the Bareilly and Lucknow bypasses, and Udyam Vihar is inside the New Moradabad scheme. Moradabad is India's brass city, and Vishwakarma Haat is MDA's own market built for its metal artisans.

How MDA actually sells, and the helpline

MDA's property department runs allotment, ownership transfer and mutation, freehold conversion, refunds and duplicate orders through its own portals: an e-auction system, the JANHIT portal and an online property information service, with a citizen login.

Its published helpline is 1800 1234 1234.

One caution, and it is about the authority's own site rather than its schemes. MDA's news ticker and its upcoming-projects list both carry test entries that somebody typed into the content system and never removed - rows reading admin, Painter, test, and three that are database and script injection strings. They are harmless noise on a public page, but they mean the ticker cannot be read as a notice board. Nothing on this page comes from them.

JDA Jhansi - JDA Jhansi's own list: six residential yojnas and two commercial complexes, plus the schemes open now - New Jhansi Phase 1, Transport Nagar shop e-auction, Betwa Vihar on first-come-first-served, and EWS and LIG flats by e-lottery.

VDA Varanasi - VDA Varanasi publishes approved layouts, approved group housing maps and its list of unauthorised colonies, has brought 850 villages into its development area since 2006, and is building Transport Nagar and the Lalpur residential scheme.

These three were chosen by measurement. Across two batches covering fifteen Uttar Pradesh authorities, these were the only ones with both real search demand and published figures behind it. The other twelve are recorded in the query map with the reason each was refused or deferred.

Yes, two schemes. Gati Shakti Nagar is a RERA-approved commercial scheme whose development is complete and whose 103 plots have gone on sale, and Amrit Kunj is a 175-plot residential scheme with 95 per cent of its allocation finalised.
