Jhansi Development Authority: its eight schemes, the ones open now, and which portal each runs on

Jhansi Development Authority has the strongest search demand of any Uttar Pradesh authority this site has measured, and the reason is simple: it is actually running schemes. Three different allotment methods are live at once - an e-lottery, a first-come-first-served window and a shop e-auction - each on its own portal, and that is exactly what people are searching for when they type "jda scheme" or "jda allotment".

JDA's eight schemes, as the authority lists them

This is JDA's own list of schemes page, in its own order and its own spelling. Every one is marked developed by JDA. The authority publishes no plot count, price or area against any of them on this list - those live in the booklet for whichever scheme is open.

Six residential yojnas and two commercial complexes. The names carry Jhansi's own history: Veerangna and Jhalkari Bai are named for Rani Lakshmibai and for Jhalkaribai, who fought in her army.

What is open now, and the three different ways JDA is selling

Four things were live on JDA's notice board when this page was read, and they do not work the same way. Which one applies decides everything about how a buyer should act.

A first-come-first-served window and a lottery are not the same mechanism and do not reward the same behaviour. FCFS rewards being early; a lottery does not, and registering sooner buys nothing but certainty that the form is in.

Three portals, and which one you need

JDA splits its services across three systems, and a buyer who lands on the wrong one wastes an afternoon.

• pms.onlinejda.in - the property management system, for paying dues against a property you already hold

Through its own site JDA also takes applications for allotment, map approval, duplicate order approval, refund, freehold conversion and mutation, and lets a holder generate an income challan or deposit a tender EMD.

The master plan, and what else JDA publishes

JDA publishes Master Plan 2031 and has issued a request for proposals for a zonal development plan, so the zoning below the master plan is being drawn now. It also publishes its list of approved colonies and, separately, its list of unauthorised colonies.

That second list is the one worth reading before buying anything in Jhansi from anybody. An unauthorised colony is not a scheme and a plot inside one is not what JDA sells.

The other Uttar Pradesh authorities worth reading

Fifteen Uttar Pradesh authorities were measured for this site and three were worth a page. These are the other two.

MDA Moradabad - MDA Moradabad's own figures: flats from ₹4.17 lakh to ₹26.03 lakh with the area against each, Gati Shakti Nagar's 103 commercial plots on sale, Amrit Kunj's 175 plots 95 per cent allotted, and Sayadri's 1,600 plots priced at ₹36,000 a square metre.

VDA Varanasi - VDA Varanasi publishes approved layouts, approved group housing maps and its list of unauthorised colonies, has brought 850 villages into its development area since 2006, and is building Transport Nagar and the Lalpur residential scheme.
