Lucky draw

A lucky draw allots flats or plots by lot among everyone who applied and paid the registration amount, rather than to the highest bidder.

The price is fixed by the authority before applications open, so what you will pay is known from the start and what is uncertain is whether you are allotted anything at all. It is one of the three ways the authorities on this site sell: of the 46 schemes open on 20 October 2026, thirteen are decided by a lucky draw, nineteen by e-auction and ten first come first served. LDA's Varun Vihar and Naimish Nagar yojnas, DDA's Janta Awaas Yojana Phase II and MHADA's income-category schemes are all lucky draws; MHADA and its applicants call theirs the lottery, and its own brochures and scheme titles keep that word.

Worth knowing

In a lucky draw it is the registration amount that is at stake, not an EMD, and the two are refunded on different terms:DDA's ₹2,500 for Janta Awaas Yojana Phase II is non-refundable whether or not you are allotted a flat.
A lucky draw closes on its registration date exactly like an auction, and there is no late entry. The draw itself is usually days or weeks later, and the authority publishes a successful list and a waiting list from the same draw.
