PUDA (Punjab Urban Planning and Development Authority): the vacant register of all seven Punjab authorities

PUDA and its six regional authorities sell in advertised e-auction rounds, and none of them has a round this site can show as open: the Schemes page of GMADA, GLADA and BDA Bathinda each read 'Currently Schemes are not available' on 3 October 2026, and the portal's live-auction list is behind a CAPTCHA this project does not answer. What they do publish is the vacant column of their shared property system - 784 schemes and 32,461 properties on 3 October 2026 - and the property list of each authority's last round. Both are on this page as a register. The next round this site can read becomes a scheme page with the properties in it.

GMADA is PUDA's regional authority for Mohali and the largest holder of vacant stock in Punjab, with 10,791 properties of the 32,461 on this page. Its own page has the scheme-by-scheme list. GMADA (Mohali).

What PUDA has put up for auction

Punjab's seven development authorities, and what each says is vacant

PUDA and the six regional authorities share one property system, and it publishes a vacant status report for each of them. Read on 3 October 2026, with the system's own report date of 03-Oct-2026, it names 784 schemes holding 32,461 properties the authorities themselves call vacant.

Nothing here is open for application. PUDA and the six regional authorities sell by e-auction on puda.enivida.com, in rounds they advertise and then close, and on 3 October 2026 there was no round running. Three readings taken that day agree: the portal's own Live Auctions list, opened by hand, showed none; and the Schemes page of GMADA, GLADA and BDA Bathinda each read "Currently Schemes are not available". A vacant property here is stock between rounds, and this page will carry the next round as a scheme the day one of those three pages announces it.

Said precisely, because it is the kind of claim that goes stale: the portal's live, published and closing-soon lists each need a CAPTCHA, which this site does not answer, so what is written above is a reading taken on 3 October 2026 and not a live check. The authorities' own Schemes and notice pages need no CAPTCHA and are watched instead.

The authority's four usage-type reports do not add up to its own all-usage report, and the gap is wide in places: GLADA prints 6,413 vacant in all against 1,200 across residential, commercial, institutional and industrial. The all-usage report is the figure used here; a use is shown against a scheme only where the authority's own usage report names that same scheme, and nothing is reclassified.

Every one of these is closed or carries no window on its own list. They are here because they say what each authority actually puts up, and because the property lists are the authority's own documents.

The Punjab Urban Planning and Development Authority is the state's urban development authority, constituted under the Punjab Regional and Town Planning and Development Act 1995. It plans and develops urban estates, licenses private colonies under PAPRA, approves building plans and land use, and is the parent of six regional development authorities that do the same work in their own regions: GMADA at Mohali, GLADA at Ludhiana, ADA at Amritsar, BDA at Bathinda, JDA at Jalandhar and PDA at Patiala.

How PUDA allots

By e-auction, on puda.enivida.com, which PUDA and all six regional authorities share. Rounds are advertised with a property list per authority giving site numbers, areas, reserve prices and the eligibility fee, and bidding runs for a few weeks. Earlier schemes were also sold by draw of lots, and GMADA's land-pooling schemes allot to landowners who give land rather than to the public.

Rounds. Six authorities advertised a round between June and August 2026 - ADA and JDA from 25 June to 6 July, GMADA from 20 July to 19 August - and on 3 October 2026 the Schemes page of GMADA, GLADA and BDA Bathinda each read 'Currently Schemes are not available'.

Researched from the authority's own pages, not transcribed from a scheme document. An office holder changes without notice and a page can be out of date the day after it is read, which is why each row says when it was read. Verify before you travel.

Set per round in the auction's terms and conditions. GMADA's July 2026 advertisement offered allotment on 10 per cent of the bid with cess extra, and a 15 per cent rebate on a lump sum paid within 90 days of allotment. Eligibility fees on the June 2026 lists run to ₹3,00,000 a site for residential plots at Amritsar and Jalandhar.

What buyers get wrong with PUDA

Questions people ask about PUDA

How does PUDA allot plots and flats?

By e-auction, on puda.enivida.com, which PUDA and all six regional authorities share. Rounds are advertised with a property list per authority giving site numbers, areas, reserve prices and the eligibility fee, and bidding runs for a few weeks. Earlier schemes were also sold by draw of lots, and GMADA's land-pooling schemes allot to landowners who give land rather than to the public.

How is a PUDA allotment paid for?

Set per round in the auction's terms and conditions. GMADA's July 2026 advertisement offered allotment on 10 per cent of the bid with cess extra, and a 15 per cent rebate on a lump sum paid within 90 days of allotment. Eligibility fees on the June 2026 lists run to ₹3,00,000 a site for residential plots at Amritsar and Jalandhar.

Can I buy a PUDA plot right now?

No. PUDA and the six regional authorities sell by e-auction in rounds they advertise and then close, and on 3 October 2026 no round was running: the portal's own Live Auctions list was opened by hand that day and showed none, and the Schemes page of GMADA, GLADA and BDA Bathinda each read 'Currently Schemes are not available'. The 32,461 vacant properties on this page are stock between rounds.

What is the difference between PUDA, GMADA, GLADA, ADA, BDA, JDA and PDA?

PUDA is the state authority; the other six are its regional authorities, one each for Mohali, Ludhiana, Amritsar, Bathinda, Jalandhar and Patiala. They share one property system and one auction portal, and each has its own estates. Of the 32,461 vacant properties, PUDA itself holds 91.

What does 'vacant' mean on this page?

It is the authority's own word, from the vacant column of its own property system, on its own report date of 3 October 2026. It means the authority has not allotted the property. It does not mean the property is on offer today.

Where do PUDA auctions happen?

On puda.enivida.com, which PUDA and all six regional authorities share. Each round publishes a property list per authority with site numbers, areas, reserve prices and the eligibility fee.

How much is the eligibility fee?

It is set per round and per property. On the June 2026 lists for Amritsar and Jalandhar it was ₹3,00,000 a residential site.

Is there a PUDA new scheme or PUDA housing scheme 2026?

Not at the moment; PUDA has not advertised any scheme. A Punjab Urban Planning and Development Authority new scheme is listed here the day PUDA publishes it, with its document.

Where is PUDA login and PUDA online registration?

PUDA login, registration and payment are on PUDA's own portals: gmadaipms.in/PaymentGateway/Login.aspx for registration and login, and puda.enivida.com for e-auctions. Each open scheme's own portal is listed above under "Where you register and bid". This site never takes a registration or a payment.

Can I apply for a PUDA scheme on this site?

No. Registration, payment and bidding all happen on PUDA's own portal at https://gmadaipms.in/PaymentGateway/Login.aspx. This page exists so a scheme is found before its deadline, and every figure links back to the document it came from.
