Where Rohini is, and why buy here
Why Rohini
- Rohini is a revenue sub-division of Delhi's North West district. The Sub-Divisional Magistrate for Rohini works out of the Deputy Commissioner's office for the district at Kanjhawala.
- How it is laid out: DDA identifies its Rohini flats by sector number and then by pocket, block or group-housing (GH) code. In the 2026 Premium Housing list the addresses read, for example, Sector 11 Pocket E, Sector 16 Block J, Sector 18 Pocket 1, Sector 21 Pockets 11 and 13, Sector 22 Block 13, Sector 23 Pockets 6 and 7, Sector 28 GH-4 and Sector 29 GH-1 and GH-IV. Garages in Sector 29 GH-IV are marked 'Phase IV'. When you compare listings, match all three parts - sector, pocket or block, and flat number - because the same flat number recurs across pockets.
- How it is laid out - Sectors 34 and 35: Sectors 34 and 35 hold DDA's large one-bedroom (LIG) estate built for the 2014 scheme. DDA's 2023 first come first served circular split the stock as Sector 34 Pockets 1, 2, 3 and 4 and Sector 35 Pocket 5, all with plinth areas of about 33.29 to 33.85 sq m.
- Nearest metro: The Red Line of the Delhi Metro currently ends at Rithala. The Government describes the approved Rithala-Narela-Nathupur line as an extension of the operating Shaheed Sthal (New Bus Adda) to Rithala Red Line corridor.
- Metro under construction: The Union Cabinet approved the Rithala-Narela-Nathupur (Kundli) corridor on 6 December 2024: 26.463 km, 21 elevated stations, estimated cost ₹6,230 crore, to be finished within four years of sanction. Its stations include Rohini Sector 25, 26, 31, 32, 36, 35 and 34, so the Sector 34 and 35 DDA estate is on the planned route. Check construction status before you rely on it; the approval date is not an opening date.
- Metro recently opened: The Deepali Chowk to Majlis Park stretch of the Magenta Line (about 9.9 km) was scheduled for inauguration on 8 March 2026, alongside the Majlis Park to Maujpur-Babarpur Pink Line stretch.
- Metro recently opened (news): Business Standard reported on 8 March 2026 that the new Magenta Line stretch has seven elevated stations, including Madhuban Chowk, Uttari Pitampura-Prashant Vihar, Haiderpur Village, Haiderpur Badli Mor and Bhalswa, and brings the line to close to 49 km. Neither this report nor the Government release says which Rohini sectors each station serves.
- Nearby institutions: The North West district administration lists Dr. Baba Saheb Ambedkar Hospital (Government of NCT of Delhi) on Bhagwan Mahavir Marg, Sector 6, Rohini, and Jaipur Golden Hospital (private) in the institutional area of Sector 3, Rohini.

Helpline
- Housing department (allotment): DDA's housing branches are organised by flat category (LIG, MIG, SFS/HIG, Janta/EWS/EHS), not by locality. They sit at Vikas Sadan, INA, New Delhi. DDA's contact page lists the deputy directors for each branch.
- Rohini office (2017 record): DDA's 2017 housing brochure lists a Central Bank of India branch at the 'DDA Office, Madhuban Chowk, Sector 14, Rohini' among the banks selling forms. This is the only Rohini DDA office address found in DDA documents, and it dates from 2017.
- Site inspection: For the 2025 Premium Housing Scheme, DDA named separate engineers for Rohini SFS flats, Sector 16 LIG flats and Sectors 20, 21 and 22 LIG flats. It kept sample flats open daily from 10 am to 6 pm during the scheme.

Which DDA flats in Rohini were offered in the 2026 Premium Housing e-auction?
139 flats and 8 garages: 121 LIG flats in Sectors 11, 16, 21, 22, 28 and 29, 13 MIG flats in Sector 23, 5 SFS flats in Sector 18, and 8 garages in Sector 29. Reserve prices ran from about ₹20.6 lakh (two LIG flats in Sector 28) to about ₹1.09 crore (SFS in Sector 18).
Are DDA flats still available in Rohini Sector 34 and 35?
The last DDA document found that offers them is the 2024 Sasta Ghar scheme: 726 LIG flats, some at a 10 or 15 percent discount. They are not in the 2026 Premium Housing list. DDA has offered this stock repeatedly since 2014, when 10,875 flats were built.
Is a metro coming to Rohini Sector 34 and 35?
Yes, on paper. The Rithala-Narela-Nathupur corridor approved in December 2024 has stations named Rohini Sector 34, 35 and 36, among others. The approval gave a four-year timeline from sanction. It is not open yet.
What EMD does DDA ask for a Rohini flat in the e-auction?
For the 2026 scheme: ₹4 lakh for LIG, ₹10 lakh for MIG or SFS Cat-II, ₹4 lakh for a car garage and ₹1 lakh for a scooter garage, plus a non-refundable ₹2,500 processing fee per flat. The full EMD is forfeited if you surrender after being declared the highest bidder.
Is the Sector 23 flat MIG or SFS?
DDA's own documents disagree. The 2025 list calls the Sector 23 Pocket 6 and 7 flats SFS Cat. II, while the 2021 and 2026 lists call them MIG. Get the category of a specific flat confirmed in writing before you bid.
