Why Dwarka
- Dwarka is one of the three revenue sub-divisions of Delhi's South West district. The other two are Najafgarh and Kapashera.
- How it is laid out: DDA identifies Dwarka flats by sector, then pocket, block or tower. Recent lists use Sector 3 (Pockets B and C), Sector 14 (Pockets 2 and 5), Sector 16B (Pocket 2), Sector 19 (Pocket III), Sector 19B (Pocket 3 and the Golf View Condos blocks A to E and Tower M), Sector 23 (Pocket 1), Sector 23B (Pocket 8) and Sector 26 (Pocket B). Check the pocket as well as the sector, because DDA prices and floor plans differ pocket by pocket.
- How it is laid out - Phase II: DDA's 2021 brochures place Sector 19B and Sector 16B Pocket 2 in 'Dwarka Phase II', and its 2023 schemes describe the new Sector 14 and Sector 19B blocks as 'Phase II'. The 2021 brochure describes Sector 16B as near the Sector 14 metro station.
- How it is laid out - Golf View Condos, Sector 19B: DDA's page for the 2024 penthouse says the Sector 19B complex runs parallel to the Dwarka golf course. It names Yashobhoomi, Bharat Vandana Park and a cricket academy among nearby landmarks.
- Nearest metro - Sector 14: DDA's brochure for its Sector 14 housing ('Dwarka Greens') says the pocket is a 10-minute walk from the Sector 14 metro station. That is DDA's own claim; walk it yourself before you rely on it.
- Nearest metro - Blue Line: DDA's scheme pages for the 2024 e-auction name the Blue Line station at Sector 14 for the Sector 14 MIG flats, and the Blue Line station at Sector 11 for the Sector 19B Golf View Condos.
- Metro - Airport Express: On 17 September 2023 the Airport Express Line was extended from Dwarka Sector 21 to a new station, Yashobhoomi Dwarka Sector 25, and its operating speed was raised from 90 to 120 km/h. The Government stated that New Delhi to Yashobhoomi then took about 21 minutes. Yashobhoomi is a convention centre in Dwarka Sector 25, and its first phase opened the same day.
- Roads - Dwarka Expressway: The 10.1 km Delhi section of the Dwarka Expressway (about ₹5,360 crore) was inaugurated on 17 August 2025. Package I runs 5.9 km from Shiv Murti to the road-under-bridge at Dwarka Sector 21; Package II runs 4.2 km from there to the Delhi-Haryana border. The Government said the section links Yashobhoomi, the Blue and Orange (Airport Express) metro lines, the upcoming Bijwasan railway station and the Dwarka cluster bus depot.

- Dwarka engineering office (2021 record): DDA's 2021 brochure gave the site offices for the Sector 19B and 16B MIG flats as the DDA Office Complex, Central Nursery, Sector 5, Dwarka (Rooms 30 and 31). The Manglapuri EWS flats were handled from the Executive Engineer's office at Manglapuri.
- Housing department (allotment): Allotment, demand letters and possession are handled by category-wise housing branches at Vikas Sadan, INA, New Delhi. DDA's circular on the 2025 Dwarka CSP scheme was issued by the Janta (Housing) Branch, D-Block, 2nd Floor, Vikas Sadan.

105 flats: 65 EHS flats in Sector 23 Pocket 1, 25 LIG flats (mostly in Sector 23-B), 14 MIG flats in Sector 19-B Pocket 3 and 1 SFS flat in Sector 19. Reserve prices ran from about ₹22 lakh to about ₹1.46 crore, and the Sector 23 EHS price was revised down to about ₹1.37 crore.
What were the prices for DDA penthouses and luxury flats in Sector 19B?
In the 2023 Diwali e-auction, reserve prices were ₹501 lakh for a penthouse, ₹250 lakh for Super HIG and ₹202 to 219 lakh for HIG. In the 2024 Dwarka scheme they were ₹519 lakh, ₹259 lakh and ₹210 to 228 lakh. The price you pay is your winning bid, plus maintenance, freehold conversion and water connection charges.
Who can buy the EWS flats in Tower M, Sector 19B?
Only owners of HIG, Super HIG or penthouse flats in Golf View Condos, Sector 19B, and only one flat per owner. The 2025 round offered 364 flats at ₹32.53 lakh and the 2026 second round offered 39 flats at ₹31.28 lakh.
How is Dwarka connected?
DDA's own material cites the Blue Line stations at Sector 14 and Sector 11. The Airport Express now runs to Yashobhoomi Dwarka Sector 25, opened in 2023. The Delhi section of the Dwarka Expressway opened in August 2025.
